Fountain Hills is a town on the east side of the McDowell Mountains, with wide views, well-kept neighborhoods and a relaxed pace. It sits between Scottsdale and the Fort McDowell area, and it is popular with move-up buyers and retirees. These are the newest homes for sale in Fountain Hills listed in the MLS as condos, townhouses, patio homes, twin homes or lofts. Attached homes can be a simpler way to own, with the association handling some exterior maintenance.

Condo or Single-Family Home?

With a single-family home you generally own the lot and are responsible for the exterior. With a condo or townhome you usually own the unit and share ownership of common areas, and the association takes care of items like landscaping and building exteriors. That trade-off usually comes with monthly dues and a set of community rules, including rental and pet rules.

Before You Buy

Ask for the HOA documents, budget and reserve information early, and confirm the building meets the requirements of the loan you plan to use.

Fountain Hills condos and townhomes: questions people ask

Can I use a Fountain Hills condo or townhome as a short-term rental?
Yes, but the owner must first get an annual vacation rental permit from the Town of Fountain Hills. The Town treats a rental of less than 30 days as a vacation or short-term rental. The owner also needs an Arizona Transaction Privilege Tax license and must register the property as a rental with the Maricopa County Assessor. Association rules can add their own limits, so read the community's documents before buying with rental income in mind.

How often does the fountain in Fountain Hills run?
The fountain runs for 15 minutes every hour, on the hour, from 9 a.m. to 9 p.m. daily. On a normal day the plume reaches about 330 feet, and it goes higher on special occasions. It does not run when the wind is too strong.

What is in Fountain Park?
Fountain Park is a 64-acre town park built around a 29-acre lake, and the fountain rises from that lake. The park has an amphitheater, a great lawn for events, an 18-hole disc golf course, playgrounds, a walking trail, a Veterans Memorial, reservable ramadas and public art. The Rotary Splash Pad is open from the second Saturday in April through the last Sunday in September.

What parks and trails are close to Fountain Hills?
McDowell Mountain Regional Park sits next to Fountain Hills and covers more than 21,000 acres, with about 50 miles of multi-use trails for hiking, biking and horseback riding. Inside town, the Golden Eagle and Adero Canyon trailheads lead into the McDowell Mountains.

What annual events are held in Fountain Hills?
The Fountain Festival of Fine Arts and Crafts takes place along Avenue of the Fountains twice a year, usually in February and November; the fall 2026 festival runs November 13 to 15.
