New Construction Homes in Greater Phoenix: Builder Incentives and Why You Need Your Own Agent
Greater Phoenix has one of the most active new construction markets in the country, with dozens of builders and hundreds of communities from Scottsdale to Buckeye to San Tan Valley. Builders advertise incentives such as rate buydowns, closing cost credits, design upgrades and price reductions, and those offers change often. The pages below show the newest new-construction listings in the MLS by city and by builder. Call me for the incentives running right now.
Builder Incentive Highlights (checked September 20, 2026)
Builders change their offers often. This is what I found advertised on builder websites this week. Terms, eligibility and availability vary by home and community, and many offers require the builder's preferred lender. I am not affiliated with any builder.
- Meritage Homes: a monthly-payment promotion on select Phoenix-area homes, advertised through October 15, 2026. See the builder page

The Sales Agent in the Model Home Works for the Builder
When you walk into a model home, the person who greets you is the builder's sales representative. Their job is to sell that builder's homes on the builder's terms, and the purchase contract you are handed was written by the builder's attorneys. That is not a knock on them; it simply means nobody in that room is working for you. I'm Terry Day, a Scottsdale Realtor, and I work for the buyer. What Your Own Agent Does on a New Build
- Compares the same builder's incentives across communities, and compares new builds against resale homes in the same area
- Reviews the contract, including closing-date, delay, price-escalation, upgrade and warranty terms
- Negotiates price, upgrades, lender credits and closing costs
- Helps you weigh incentives that require the builder's preferred lender against shopping your own financing
- Coordinates independent inspections during construction and before closing
- Stays involved through the walk-through, punch list and closing
Bring Your Agent on the First Visit
Many builders require a buyer to be represented by an agent on the very first visit, before or at the first walk-through, and may not honor it if you register later. If you are thinking about visiting a model home, in person or online, call me first so we can review how representation works for that community.
A Quick Guide to Builder Incentives
- Rate buydowns and lender credits often come with using the builder's preferred lender
- Closing cost credits may be limited to certain homes or a set closing date
- Quick move-in (inventory) homes usually carry the strongest incentives because the builder wants to close them soon
- Design and upgrade credits may not be worth as much as an equal price reduction
- Incentives can expire or change quickly, so compare them in writing
