5455 E Lincoln Drive Unit 1012, Paradise Valley

DeLex Realty
Paradise Valley is an upscale town between Phoenix and Scottsdale, known for its large lots, custom homes and views of Camelback and Mummy Mountains. It is a residential town with a quiet, private feel and a long list of resorts. These are the newest homes for sale in Paradise Valley listed in the MLS as condos, townhouses, patio homes, twin homes or lofts. Attached homes can be a simpler way to own, with the association handling some exterior maintenance.
With a single-family home you generally own the lot and are responsible for the exterior. With a condo or townhome you usually own the unit and share ownership of common areas, and the association takes care of items like landscaping and building exteriors. That trade-off usually comes with monthly dues and a set of community rules, including rental and pet rules.
Ask for the HOA documents, budget and reserve information early, and confirm the building meets the requirements of the loan you plan to use.
Every purchase is different, and I'm a strong negotiator who keeps negotiating until the keys are in my client's hands. On some homes you may also be able to take over the seller's existing FHA, VA or USDA loan; see my assumable mortgage guide.
Is every "Paradise Valley" condo inside the Town of Paradise Valley?
No, many condos marketed as Paradise Valley sit outside the Town. The City of Phoenix has its own Paradise Valley Village planning area, which includes the Paradise Valley Mall area, so a listing can use the name and still be in Phoenix. The Town's resident guide gives its borders as roughly Shea Boulevard on the north, Scottsdale Road on the east, 32nd Street on the west and Chaparral Road on the south. If the unit is in Phoenix, see our Phoenix condos page.
Are there condos inside the Town of Paradise Valley itself?
Yes, but the ones inside the Town are mostly tied to resorts. The Town requires any use other than residential to be in a Special Use Permit district, and resorts are one of those uses. Mountain Shadows, at 56th Street and Lincoln Drive, finished a building of furnished resort condominiums in 2018 with owner access to the resort. The Town's 2015 permit for the Ritz-Carlton property at Lincoln Drive and Mockingbird Lane allowed resort villas and attached residences, and the developer has described the villas as condominiums.
What is happening at the old Paradise Valley Mall site?
The old Paradise Valley Mall site in Phoenix is being rebuilt as a mixed-use district called PV. The Phoenix City Council voted unanimously in February 2021 to rezone the 92-acre site for phased development with shops, restaurants, offices and high-rise multifamily housing. The developer's site currently lists an apartment community there, not for-sale condos.
What should I know about moving out when I sell my condo?
Arizona law requires the association's disclosure documents to reach your buyer within ten days after you accept their offer. In a condo with fewer than 50 units you deliver them yourself, and in a larger one the association delivers them after you notify it in writing. The transfer fee is charged to the seller once per sale and cannot be collected before close of escrow. Before move day, also check your association's move rules, set up final utility readings and turn in keys, fobs and remotes.
Who picks up trash at a condo in the Town of Paradise Valley?
The Town does not collect trash or recycling, so service comes from a private company. The Town's resident guide says residents subscribe with one of several licensed private haulers. In a condo, ask your association whether it already contracts for pickup. For more on settling in, see our Moving to Paradise Valley guide.
