Scottsdale sits in the heart of the Phoenix Valley, and it's known for its walkable Old Town, world-class golf, desert trails and a strong dining scene. My office is right here in Scottsdale, so this is home turf for me. Whether you're relocating from out of state or just moving across the Valley, I'll help you find the part of Scottsdale that fits how you want to live. These are the newest homes for sale in Scottsdale listed in the MLS as condos, townhouses, patio homes, twin homes or lofts. Attached homes can be a simpler way to own, with the association handling some exterior maintenance.
With a single-family home you generally own the lot and are responsible for the exterior. With a condo or townhome you usually own the unit and share ownership of common areas, and the association takes care of items like landscaping and building exteriors. That trade-off usually comes with monthly dues and a set of community rules, including rental and pet rules.
Ask for the HOA documents, budget and reserve information early, and confirm the building meets the requirements of the loan you plan to use.
Every purchase is different, and I'm a strong negotiator who keeps negotiating until the keys are in my client's hands. On some homes you may also be able to take over the seller's existing FHA, VA or USDA loan; see my assumable mortgage guide.
Is every home with a "Scottsdale, AZ" mailing address inside the City of Scottsdale?
No, a Scottsdale mailing address does not always mean the home is inside Scottsdale city limits. On its west side Scottsdale borders Phoenix, Paradise Valley and unincorporated Maricopa County land, and some homes with Scottsdale mailing addresses pay City of Phoenix tax rates. Before you buy, enter the address in the City of Scottsdale's service address lookup to confirm the city serves that property.
Where does Scottsdale plan for condos and townhomes outside Old Town?
The Greater Airpark area in north Scottsdale is one place where the city's plan calls for condos, townhomes, lofts and live-work homes. The Greater Airpark Character Area Plan, adopted in 2010, directs housing into mixed-use residential areas so people can live closer to where they work. For condos near downtown, see my Old Town Scottsdale condos page.
Are any new condos being built in Scottsdale?
Yes, Toll Brothers at Cavasson in north Scottsdale is selling new three-story condos with private rooftop terraces and attached garages in a gated community near Loop 101 and Hayden Road. Builder availability changes often, so confirm what is open before you visit. My Scottsdale new construction page covers buying from a builder.
Can an Arizona condo association ban a for-sale sign or a flag?
No, under A.R.S. 33-1261 a condo association cannot ban or charge a fee for an owner's industry-standard for-sale sign on the owner's property. The association can require commercially produced signs and can limit open houses to between 8 a.m. and 6 p.m. It also cannot ban protected flags such as the American flag, Arizona state flag and POW/MIA flag, though it can set reasonable rules on how they are displayed.
Can a condo owner review the association's financial records?
Yes, under A.R.S. 33-1258 an Arizona condo association must make its financial and other records reasonably available to a unit owner within ten business days. The association cannot charge to let you review them, and it may withhold a few items such as attorney communications, pending litigation records and personal records of other owners or employees.
