Sun City West is an active adult community in the northwest Valley, next to Sun City and Surprise, developed by Del Webb beginning in the late 1970s. Like Sun City, it is not an incorporated city, and most homes are age-restricted for buyers 55 and older. These are the newest homes for sale in Sun City West listed in the MLS as condos, townhouses, patio homes, twin homes or lofts. Attached homes can be a simpler way to own, with the association handling some exterior maintenance.
With a single-family home you generally own the lot and are responsible for the exterior. With a condo or townhome you usually own the unit and share ownership of common areas, and the association takes care of items like landscaping and building exteriors. That trade-off usually comes with monthly dues and a set of community rules, including rental and pet rules.
Ask for the HOA documents, budget and reserve information early, and confirm the building meets the requirements of the loan you plan to use.
Every purchase is different, and I'm a strong negotiator who keeps negotiating until the keys are in my client's hands. On some homes you may also be able to take over the seller's existing FHA, VA or USDA loan; see my assumable mortgage guide.
What kinds of attached homes are in Sun City West, and how do the associations work?
Sun City West has single-family homes, duplexes and attached homes, and about 40 percent of neighborhoods have their own homeowners association on top of the recorded lot CC&Rs. There are more than 100 separate HOAs in the community, ranging from a few houses to 180 units. Every property's CC&Rs also make membership in the Recreation Centers of Sun City West mandatory. See my Moving to Sun City West guide for more on the community.
Who takes care of the outside of a Sun City West condo or attached home?
If the neighborhood has its own HOA, that association may take care of outside landscaping, roofs, utilities or other common areas, depending on its documents. Violations of an HOA's rules are handled by that HOA's management, while the Recreation Centers' CC&R department enforces the lot CC&Rs on properties not in a separate HOA. An HOA can set stricter rules than the lot CC&Rs but cannot loosen them.
Can I rent out a condo or townhome I buy in Sun City West?
Renting is allowed under the Recreation Centers of Sun City West guidelines, with conditions. Owners are asked to tell RCSCW Member Services when they rent the property, at least one tenant living in the home must be 55 or older, and a casita or a room cannot be rented separately from the home. Many Sun City West HOAs add their own rental restrictions, so check the association's documents before you buy. Learn more about 55+ homes in Sun City West.
