Scottsdale sits in the heart of the Phoenix Valley, and it's known for its walkable Old Town, world-class golf, desert trails and a strong dining scene. My office is right here in Scottsdale, so this is home turf for me. Whether you're relocating from out of state or just moving across the Valley, I'll help you find the part of Scottsdale that fits how you want to live. These are the newest homes for sale in Scottsdale where Gated or Guarded Entry is listed as a community feature in the MLS listing data.
A gated community can mean anything from a keypad gate to a staffed guard house, and access rules for guests, contractors and deliveries vary. Gated communities often have HOA dues that pay for gate and common-area upkeep, so it is worth comparing what you get for the cost.
Confirm the type of gate, guest and vendor access rules, and the HOA dues and assessments before you make an offer.
Every purchase is different, and I'm a strong negotiator who keeps negotiating until the keys are in my client's hands. On some homes you may also be able to take over the seller's existing FHA, VA or USDA loan; see my assumable mortgage guide.
What are some gated communities in Scottsdale, and are their gates staffed?
DC Ranch (which includes the Silverleaf club areas) and Desert Mountain are two well-known north Scottsdale communities with security-staffed entry gates. DC Ranch lists several gatehouses, and some of its other gates are unmanned and open with a resident code. Desert Mountain says its two main gates are staffed by a security contractor, with owner vehicle tags used at the main gates and village entrances. Staffing can change from one entrance to the next, so check the specific gate for any home you are considering.
Are the streets inside a gated Scottsdale community private, and who maintains them?
Usually yes: Scottsdale plats private streets as separate tracts, and the homeowners association, not the city, is responsible for operating, maintaining and insuring them. The city's design standards say the plat must name the association as responsible for those street tracts. Repaving and street repairs are usually association costs, so review the HOA budget and reserve study before you buy.
How do police, fire and ambulances get through a gate in Scottsdale?
Scottsdale's fire code requires electric gates across fire access roads to have a Fire Department key switch and a pre-emption sensor so emergency crews can open them. Manual gates use a dual padlock setup with a Fire Department Knox padlock on one side. The code also bans tire spikes and other devices that disable vehicles on these access roads.
Can the HOA in a gated community set parking rules for its streets?
On privately owned streets, generally yes, because Arizona's law limiting HOA authority over public roads (A.R.S. 33-1818) does not apply to privately owned roadways. That law covers roads owned by or dedicated to a city, town or county. Inside the gates, rules can be specific; DC Ranch, for example, asks residents to request guest street parking ahead of time. Ask for the parking and guest rules before you write an offer, and see my Scottsdale guide for more on the city.
