DeLex Realty
Peoria is a northwest Valley city with a mix of established neighborhoods and newer communities, plus easy access to Lake Pleasant and the Loop 101 and Loop 303 corridors. It is a popular place for families and active adult buyers. These are the newest homes for sale in Peoria where the MLS listing data shows a pool. In the Phoenix area, a pool can be used much of the year, but it also adds ongoing cost and upkeep.
Ask for the age and condition of the pool equipment and surface, and consider a separate pool inspection during your inspection period.
Every purchase is different, and I'm a strong negotiator who keeps negotiating until the keys are in my client's hands. On some homes you may also be able to take over the seller's existing FHA, VA or USDA loan; see my assumable mortgage guide.
Where can I drain or backwash my pool in Peoria?
Under Peoria city code, all water from backwashing must stay on your property and cannot drain into the street. The city explains that the sewer system carries wastewater to a treatment plant, while stormwater flows to waterways with no formal treatment. Before you drain a pool, check with the City of Peoria Water Services Environmental Division about where the water can go.
Do I need a City of Peoria permit to build a pool or add a spa?
Yes, you need a City of Peoria building permit before work on a new pool or spa starts. The city's Development Services department has its own Swimming Pool/Spa Permit Application and a Pool and Spa Barrier document. For homes, the city reviews swimming pool plans over the counter by appointment.
What pool fence or barrier does Peoria require?
Peoria city code says a pool, hot tub or spa with water deeper than 18 inches must be completely surrounded by a fence or barrier at least 60 inches high. You cannot remove, replace or change an existing pool enclosure in a way that makes it a less effective safety barrier. The code also says pools must be kept clean, sanitary and in good repair.
Does Peoria have public pools?
Yes, the City of Peoria Aquatics division runs three public swimming pools: Centennial Pool on W. Acoma Drive, Peoria Pool on W. Cholla Street and Sunrise Pool on N. 86th Drive. Open swim and swim lessons run in the summer, so check the city's aquatics page for the current schedule. For more on life in Peoria, see my Moving to Peoria guide.
