New Construction Homes for Sale in Apache Junction, Arizona

Apache Junction sits at the eastern edge of the Phoenix Valley, right at the foot of the Superstition Mountains. It lies mostly in Pinal County, with a small part in Maricopa County, and it draws buyers who want desert scenery, open space and a more relaxed pace than the central Valley. These are the newest homes for sale in Apache Junction that the MLS listing data marks as new construction. That can include homes that are move-in ready, homes under construction and homes to be built, and availability changes quickly.

Why Bring Your Own Realtor to a New Build

The sales agent you meet at a new-home community works for the builder, and their job is to represent the builder's interests, including its prices, contract and timeline. That is a very different role from a Realtor who represents you as the buyer.

Many builders will pay a commission to a buyer's agent under their own published policy, but the rules differ by builder, and many require your agent to be registered on your first visit, before you sign anything. If you have already visited a community without an agent, ask the builder about its policy before you go further, and don't sign anything until you have talked to me.

As your advocate, I can help you compare builders and communities, review the contract and any addenda, ask the right questions about incentives, upgrades, lot premiums, HOA dues and closing timelines, and negotiate on your behalf. I'm a strong negotiator, and I keep negotiating until the keys are in my client's hands.

About Builder Incentives

Builders commonly advertise incentives such as interest rate offers, closing cost help, design credits or price adjustments on certain homes. These offers change often, usually have conditions, and may require using the builder's preferred lender, so ask for the details in writing and compare them with the price and terms you could get elsewhere. Call me at 602-483-4665 and I will help you compare what is currently offered.

Apache Junction new construction: questions people ask

Which new-home communities are being built in Apache Junction?
Most new-home building in Apache Junction is in the south part of the city, in the Superstition Vistas master plan near Ironwood Drive and Ray Road. Its two communities are Radiance at Superstition Vistas by D.R. Horton and Blossom Rock by Brookfield Residential. In 2023 Brookfield named Lennar, David Weekley Homes, Pulte Homes and Tri Pointe Homes as builders at Blossom Rock, but builder lineups change, so check what is open before you visit. You can compare other East Valley options on our Arizona new construction page.

What is Superstition Vistas?
Superstition Vistas is a master-planned area on about 2,783 acres of former Arizona State Trust land in south Apache Junction, south of Elliot Road and reaching Ray Road. D.R. Horton bought the land at a state auction in November 2020 and is developing it with Brookfield Residential. Plans call for about 10,500 homes built in phases over roughly ten years, plus a 16-acre regional park built with the city, an elementary school site and commercial areas. Learn more about the city in our Moving to Apache Junction guide.

Can I put a manufactured home on a lot in Apache Junction?
Only in certain zoning districts, so check a lot's zoning with the city before you buy. Setting a manufactured home on a lot requires a permit from the city's Building Division, and the city's guide says the owner-builder exemption does not cover setting a manufactured home.

What does it take to build a custom home on my own land in Apache Junction?
Inside city limits you apply for a building permit with the City of Apache Junction, which takes applications online through its MyGovernmentOnline system. The city asks you to allow at least 3 to 4 weeks for the first plan review. If the property cannot connect to sewer, you also need a septic permit from Pinal County. An owner-builder must plan to live in the home for at least a year, and an LLC cannot act as owner-builder.
