New Construction Homes for Sale in Buckeye, Arizona

Buckeye is one of the fastest-growing areas in the West Valley, with a historic downtown and a lot of new master-planned communities. It sits at the far western edge of the Valley, close to the White Tank Mountains and open desert. These are the newest homes for sale in Buckeye that the MLS listing data marks as new construction. That can include homes that are move-in ready, homes under construction and homes to be built, and availability changes quickly.

Why Bring Your Own Realtor to a New Build

The sales agent you meet at a new-home community works for the builder, and their job is to represent the builder's interests, including its prices, contract and timeline. That is a very different role from a Realtor who represents you as the buyer.

Many builders will pay a commission to a buyer's agent under their own published policy, but the rules differ by builder, and many require your agent to be registered on your first visit, before you sign anything. If you have already visited a community without an agent, ask the builder about its policy before you go further, and don't sign anything until you have talked to me.

As your advocate, I can help you compare builders and communities, review the contract and any addenda, ask the right questions about incentives, upgrades, lot premiums, HOA dues and closing timelines, and negotiate on your behalf. I'm a strong negotiator, and I keep negotiating until the keys are in my client's hands.

About Builder Incentives

Builders commonly advertise incentives such as interest rate offers, closing cost help, design credits or price adjustments on certain homes. These offers change often, usually have conditions, and may require using the builder's preferred lender, so ask for the details in writing and compare them with the price and terms you could get elsewhere. Call me at 602-483-4665 and I will help you compare what is currently offered.

New construction in Buckeye: questions people ask

What is Teravalis, and are homes open there yet?
Teravalis is a 37,000-acre master-planned community in north Buckeye along Sun Valley Parkway west of the White Tank Mountains, and its first homes are open. Its first village, Floreo, is planned for more than 8,000 homes, and the first model homes opened in August 2025. The developer, Howard Hughes, plans up to 100,000 homes across Teravalis over the coming decades.

Has I-10 been widened through Buckeye?
Yes, ADOT added a third lane in each direction on about eight miles of I-10 between Verrado Way and State Route 85, and the new lanes opened in 2023. The project also rebuilt the Watson Road and Miller Road interchanges as diverging diamonds and reconstructed the ramps between I-10 and SR 85.

What is State Route 30, and will it help Buckeye commuters?
State Route 30, the Tres Rios Freeway, is a planned freeway from SR 85 in Buckeye to I-17 that ADOT designed as an alternate route to I-10. ADOT will build it in phases, starting with the section between Loop 303 and Loop 202. The western section in the Buckeye area, from SR 85 to Loop 303, is scheduled for design starting in fiscal year 2027, with construction many years after that.

How big is Buckeye?
Buckeye's planning area covers more than 640 square miles, according to the City of Buckeye. Much of that land is still undeveloped, which is why so many new master-planned communities are planned there.

How is Buckeye finding water for new home growth?
Buckeye is adding sources beyond local groundwater, including a state-approved plan to bring in water from the Harquahala Valley. The city also has a Colorado River allocation and recharges reclaimed water into the aquifer each year. In 2025 the state also approved an ag-to-urban application for 825 homes in Buckeye.
