Why Bring Your Own Realtor to a New Build

The sales agent you meet at a new-home community works for the builder, and their job is to represent the builder's interests, including its prices, contract and timeline. That is a very different role from a Realtor who represents you as the buyer.

Many builders will pay a commission to a buyer's agent under their own published policy, but the rules differ by builder, and many require your agent to be registered on your first visit, before you sign anything. Builders commonly advertise incentives such as interest rate offers, closing cost help, design credits or price adjustments on certain homes. These offers change often, usually have conditions, and may require using the builder's preferred lender, so ask for the details in writing and compare them with the price and terms you could get elsewhere.
