Queen Creek is a southeast Valley town with a mix of farm-country heritage and newer master-planned communities. It lies mostly in Maricopa County and extends into Pinal County, and it is popular with buyers who want space and newer homes. These are the newest homes for sale in Queen Creek that the MLS listing data marks as new construction. That can include homes that are move-in ready, homes under construction and homes to be built, and availability changes quickly.
The sales agent you meet at a new-home community works for the builder, and their job is to represent the builder's interests, including its prices, contract and timeline. That is a very different role from a Realtor who represents you as the buyer.
Many builders will pay a commission to a buyer's agent under their own published policy, but the rules differ by builder, and many require your agent to be registered on your first visit, before you sign anything. If you have already visited a community without an agent, ask the builder about its policy before you go further, and don't sign anything until you have talked to me.
As your advocate, I can help you compare builders and communities, review the contract and any addenda, ask the right questions about incentives, upgrades, lot premiums, HOA dues and closing timelines, and negotiate on your behalf. I'm a strong negotiator, and I keep negotiating until the keys are in my client's hands.
Builders commonly advertise incentives such as interest rate offers, closing cost help, design credits or price adjustments on certain homes. These offers change often, usually have conditions, and may require using the builder's preferred lender, so ask for the details in writing and compare them with the price and terms you could get elsewhere. Call me at 602-483-4665 and I will help you compare what is currently offered.
