Thinking about selling in the next few months? A little preparation goes a long way. Here's the checklist I give sellers across the Valley before we go live on the MLS.

Weeks before listing

  • Get a pricing report so you know your number before you spend money on projects.
  • Walk the house with your agent and make a short list of fixes that pay off: paint touch-ups, flooring that's worn, dripping faucets, burned-out bulbs and yard cleanup.
  • Skip big remodels unless your agent shows you they'll return more than they cost.
  • Service the A/C. In Arizona, buyers and inspectors always look at it.

Paperwork to pull together

  • HOA name and contact, plus any recent letters or violations.
  • Solar contract, especially if it's a lease. Buyers need to qualify to take it over.
  • Receipts and warranties for the roof, HVAC, water heater, pool equipment and other upgrades.
  • Your mortgage statement. If you have an FHA or VA loan, it may be assumable, and that can be a big selling point. Here's how assumable loans work.

The week of photos

Clear counters, remove personal photos, open the blinds and turn on every light. Clean the pool and trim the landscaping. Professional photos, drone shots and video are what most buyers see first.

When the offers come in

The top price isn't always the best deal. Loan type, appraisal terms, inspection period, closing date and any credits the buyer wants all change what you actually net. I lay them side by side so the choice is clear.
