Thinking about selling your Tempe home? Before you pick a list price, it helps to know how buyers, and their appraisers, will size up your property. I'm Terry Day, a REALTOR® with DeLex Realty, and these are the five questions Tempe homeowners ask me most when they want to know what their home is really worth.
1. Who is likely to buy my Tempe home?
Tempe is one of the most central cities in the Valley. It borders Phoenix, Scottsdale, Mesa and Chandler, and it's home to Arizona State University and Tempe Town Lake. That mix brings in a wide range of buyers: people starting out, growing families, university employees, investors and commuters who want to be close to everything.
Knowing which of those buyers fits your home shapes everything else: the price, the photos, the description and even which features I put first. A condo near campus and a single-family home with a big yard in south Tempe are marketed in very different ways.
2. Can I trust the online estimate?
Use it as a rough starting point, not a final answer. Automated estimates can't see your upgrades, your floor plan or the condition of the homes they compare you to. In a city with as many different neighborhoods and home styles as Tempe, those blind spots can add up.
A hand-built Comparative Market Analysis fixes that. I choose the most similar recent sales near you, adjust for real differences such as size, condition, pool and lot, and show you the math so the number makes sense to you.
3. Which features matter most to value?
| Feature | What I look at |
|---|---|
| Updates | Kitchen, baths, flooring, plus the age of the roof and AC |
| Layout | Bedrooms, split plan, garage, usable living space |
| Outdoor space | Lot size, pool condition, shade and backyard setup |
| Solar | Owned or leased, and whether the paperwork is ready |
| Location on the street | Busy road, corner lot, cul-de-sac, nearby parks |
4. What if I price a little high and come down later?
It's tempting, but it often costs sellers in the end. Your listing gets the most views in its first days on the market. If buyers see it as overpriced, they move on, and price cuts later can signal that something is wrong. A home that's overpriced can also run into trouble at appraisal, which I cover in my post on what to do if an appraisal comes in low. For more on setting the number, read how to price your Arizona home to sell.
5. Is there anything that could give my home an edge?
Yes, a few things. Smart prep, such as repairs, decluttering and good lighting, helps photos and showings. Strong marketing matters too; you can see how I feature homes here. And if you have an FHA or VA loan, it may be assumable, which some buyers actively look for. Learn more on my assumable mortgage page.
