Experience counts when negotiating the best deal for your next home. Price gets the attention, but the terms around it can be worth just as much. These are the levers I use for buyers.

1. Start with the facts

How long has the home been on the market? Has the price been cut? What did similar homes actually sell for after credits? The answers tell us whether to come in strong or leave room to negotiate.

2. Use every term, not just price

  • Credits toward closing costs can save you cash up front.
  • A flexible closing date can win over a seller who needs time to move.
  • Earnest money shows you're serious.
  • Items in the home, like appliances or a home warranty, can be easy to add.

3. Treat the inspection like a second round

Once you're under contract, the inspection period lets you request repairs or credits in writing. Ask for what really matters, like the roof, A/C, plumbing and electrical, and you keep the seller cooperative.

4. Know your appraisal options

If the appraisal comes in under the price, you aren't stuck. Depending on your contract, we can renegotiate, meet in the middle, or cancel within the contract's deadlines.

5. In multiple offers, make it easy to say yes

A clean offer with a solid pre-approval and sensible deadlines often beats a slightly higher, messier one. I talk with the listing agent first to learn what matters most to the seller.
