Peoria is a northwest Valley city with a mix of established neighborhoods and newer communities, plus easy access to Lake Pleasant and the Loop 101 and Loop 303 corridors. It is a popular place for families and active adult buyers. These are the newest homes for sale in Peoria listed in the MLS as condos, townhouses, patio homes, twin homes or lofts. Attached homes can be a simpler way to own, with the association handling some exterior maintenance.
With a single-family home you generally own the lot and are responsible for the exterior. With a condo or townhome you usually own the unit and share ownership of common areas, and the association takes care of items like landscaping and building exteriors. That trade-off usually comes with monthly dues and a set of community rules, including rental and pet rules.
Ask for the HOA documents, budget and reserve information early, and confirm the building meets the requirements of the loan you plan to use.
Every purchase is different, and I'm a strong negotiator who keeps negotiating until the keys are in my client's hands. On some homes you may also be able to take over the seller's existing FHA, VA or USDA loan; see my assumable mortgage guide.
Are new townhomes planned in Peoria?
Yes, in August 2026 the Peoria City Council approved a new for-sale townhome community in north Peoria. The plan covers 154 attached single-family lots on about 74 acres near El Mirage Road and Lone Mountain Parkway. A builder and sales date had not been announced, so see my Peoria new construction page for what is selling now.
What is the P83 Entertainment District?
P83 is Peoria's entertainment district along 83rd Avenue, built around the Peoria Sports Complex, where the San Diego Padres and Seattle Mariners hold spring training. It has restaurants and bars, the Arizona Broadway Theatre, apartments and access to the Skunk Creek Trail. The city's economic development office also lists Stadium Point at P83, a mixed-use site at Loop 101 and Bell Road.
What is happening in Old Town Peoria?
The city is reinvesting in Old Town Peoria, the historic core around 83rd and 84th Avenues between Peoria Avenue and Madison Street, and new restaurants are arriving. The area includes early-1900s buildings such as Peoria Central School (1906), Osuna Park, the Peoria Center for the Performing Arts and the Patena Community Center.
Is there public transit or on-demand ride service in Peoria?
Yes, Peoria has Valley Metro bus routes, a Park and Ride on W. Washington Street, and a city on-demand transit service. Since April 1, 2026, any registered rider can book a same-day weekday trip within Peoria and to some medical destinations in Sun City and Glendale. Weekend on-demand trips are limited to ADA-certified riders.
Where are the public libraries in Peoria?
Peoria has two public libraries: the Main Library on W. Monroe Street in the Old Town area and the Sunrise Mountain Library on N. 98th Avenue at Lake Pleasant Parkway. The Main Library reopened in January 2022 after a renovation that added a new lobby, a skylight and an outdoor patio. Learn more about the city in my Peoria guide.
