Questions to Ask About Golf Communities

  • Is club membership required, optional or a separate purchase, and what are the dues and initiation costs?
  • Are golf privileges included with the home, or do they transfer separately?
  • What do the HOA fees cover, and have there been special assessments?
  • Is the course public, semi-private or private?

Before You Buy

The MLS "Golf" feature does not tell you whether a club membership is included or required, so confirm membership rules, dues and HOA fees before you make an offer.

Every purchase is different, and I'm a strong negotiator who keeps negotiating until the keys are in my client's hands. On some homes you may also be able to take over the seller's existing FHA, VA or USDA loan; see my assumable mortgage guide.

Paradise Valley golf: questions people ask

What golf courses are inside the Town of Paradise Valley?
Two golf courses have Town of Paradise Valley addresses: Paradise Valley Country Club on N. Tatum Boulevard and The Short Course at Mountain Shadows on E. Lincoln Drive. Both run under Special Use Permits issued by the Town. Homes right on a course are limited in number, so many buyers look at homes near these courses and the clubs just east of town.

Is Paradise Valley Country Club private?
Yes, Paradise Valley Country Club describes itself as a private, member-owned club beneath Camelback Mountain. Local history says it officially opened on April 10, 1954. The club lists golf, racquet sports, dining, and fitness and wellness among its amenities.

Can the public play the Short Course at Mountain Shadows?
Yes, the Short Course at Mountain Shadows is listed as a public resort course, and the resort takes tee times online. It has 18 holes, all par 3, for a par of 54. The original course opened in 1961 and was later fully redesigned by architect Forrest Richardson.

What golf courses are close to Paradise Valley?
Camelback Golf Club and McCormick Ranch Golf Club are two multi-course clubs just east of town with Scottsdale addresses. Camelback Golf Club has two 18-hole courses, Padre and Ambiente, and McCormick Ranch Golf Club has two 18-hole courses, Palm and Pine, and is open to the public. See my Scottsdale golf community homes page for homes near those courses.

How do golf courses and resorts fit into a mostly residential town?
In Paradise Valley, resorts, country clubs and golf courses operate under Special Use Permits whose stipulations limit what can be built and how the property is used. The Town's guidelines for country clubs and golf courses call for no tee or hole closer than 100 feet to the main house on neighboring residential land, plus landscaped buffers.
