Golf Course Homes for Sale in Scottsdale, AZ

Scottsdale golf course homes cluster in two belts: the older central and south Scottsdale communities around McCormick Ranch, Gainey Ranch and TPC Scottsdale, and the newer north Scottsdale clubs such as Grayhawk, Troon, DC Ranch, Desert Highlands, Desert Mountain and Estancia. Expect a mix of public, resort and private member clubs, so the club comes with the house in some places and not in others.

I'm Terry Day with DeLex Realty, and my office is on Bell Road in Scottsdale, close to many of these courses. Buying on a golf course is two purchases in one: the house, and a relationship with a club or course you don't control. Here is how I sort it out for buyers.

Central and south Scottsdale: the established golf neighborhoods

McCormick Ranch has two public courses, the Palm and the Pine, at McCormick Ranch Golf Club on McCormick Parkway. The Palm course dates to 1972. Homes here tend to be older, with mature trees, lakes and greenbelts, and many sit close to a fairway without being tied to a membership.

Gainey Ranch is different. Its 27 holes (the Lakes, Dunes and Arroyo nines) belong to Gainey Ranch Golf Club, a members-only club. Owning a home in Gainey Ranch does not by itself make you a golf member, so ask how membership works before you assume access.

TPC Scottsdale on Hayden Road is owned by the City of Scottsdale and run by the PGA Tour. Its Stadium Course hosts the WM Phoenix Open (the 2027 tournament is set for February 8 to 14), and the Champions Course is next door. Both are public. Nearby, Starfire Golf Club on Hayden has 27 holes, and Silverado Golf Course sits on Indian Bend Road.

North Scottsdale: the desert club communities

Most of the newer golf communities are in north Scottsdale, many of them private clubs set in the desert. Here are the main ones:

Grayhawk: two public courses, Raptor (Tom Fazio) and Talon (David Graham and Gary Panks), with neighborhoods around them.
Troon and Troon North: Troon North Golf Club (Monument and Pinnacle) is public and sits at the base of Pinnacle Peak; Troon Country Club, opened in 1986, is private.
DC Ranch and Silverleaf: the Country Club at DC Ranch is private, and Silverleaf Club (a Tom Weiskopf course) is open only to Silverleaf residents, with golf and non-golf memberships.
Desert Highlands: a Jack Nicklaus course that opened in 1984 and hosted the first Skins Game; buying a home there comes with a club membership.
Desert Mountain: a private club founded in 1986 with seven courses, six of them Nicklaus Signature designs, and more than 2,000 homes on about 8,300 acres.
Estancia and Mirabel: both Tom Fazio courses run as member-owned private clubs. Mirabel says you don't have to own a home there to join.
Legend Trail (a public Rees Jones course) and Terravita (a private, member-owned club since 1998) round out the far north.

A note on "Scottsdale address" courses

Several well-known courses carry a Scottsdale mailing address but sit outside the City of Scottsdale. Kierland Golf Club is in Phoenix, Stonecreek Golf Club is in Phoenix, and Talking Stick Golf Club is on Salt River Pima-Maricopa Indian Community land. That matters for city services, permits and property taxes, so I check the jurisdiction on every parcel. It also matters at Kierland, where the resort owner has applied to the City of Phoenix to turn one of its courses into homes.

Golf lot types, in plain words

On the fairway: long views and the most stray-ball exposure, especially on the right side of a hole for right-handed golfers.
On a green or tee box: fewer errant shots in the yard, but more people and carts nearby, plus early-morning mowing.
Course view: across a street, wash or open space from the course. Less golf traffic, still the open feel.
Inside a golf community but not on the course: often the lowest-cost way to live near a club; ask whether you can still join.

Things I check before you buy a golf home

Membership type: equity, non-equity, social or sports. With an equity membership you buy a share and may get part of it back on resignation; non-equity usually means no ownership or vote. Some clubs require membership with the home, some offer it separately, and some are public. Get the current terms from the club in writing.
Who owns the course: a city, a member-owned club or a private operator. Ownership affects how the course could change later.
Golf easements and CC&Rs: many plats record an easement that allows balls to land in yards. Read it, and ask your insurance agent how window and roof damage is handled.
Privacy: walk the lot during a busy tee time and look at the cart path, wall height and view fencing rules.
Maintenance and changes: ask the club about its maintenance schedule (mowing, overseeding, closures) and any planned changes to the course.
HOA layers: a master association, a sub-association and a club can all have their own rules and fees. I get all three sets of documents during escrow.

Questions buyers ask about Scottsdale golf course homes

Do I have to join the club if I buy a home on a Scottsdale golf course?
It depends on the community. Some private clubs, such as Desert Highlands, include a membership with the home; others, such as Gainey Ranch and Mirabel, sell memberships separately; and public courses such as McCormick Ranch, Grayhawk and TPC Scottsdale need no membership at all.

Where are the public golf courses in Scottsdale?
Public options include TPC Scottsdale (Stadium and Champions), McCormick Ranch Golf Club, Starfire, Grayhawk, Troon North and Legend Trail. Homes near these give you course access by tee time without a club membership.

Who pays when a golf ball breaks my window?
Usually it comes down to the recorded golf easement, the CC&Rs and your homeowner's insurance, not the club. Read the easement language before you buy and talk to your insurance agent about coverage.

Is a golf course home in Scottsdale always a luxury home?
