What to check fast on a new Leisure World listing

When a Leisure World home posts, I run through a short checklist before anyone falls for the photos.

Status and showing setup. Confirm the home is still Active and read the showing instructions. Leisure World is gated, so access has to be arranged before we drive over.
Governing documents. The association posts its Rules and Regulations (revised through April 2026), ACC Rules and Procedures, landscape standards and CC&Rs by plat. Find out which plat the home is in and read that plat's CC&Rs. Planning exterior changes? Read the ACC Rules first.
Lot type. Note whether the lot backs to Coyote Run, Heron Lakes or an interior street, then confirm on the plat and in person. On a golf lot, I stand on the patio and think about ball flight before I think about the kitchen.
Rental and guest rules. If you plan to rent the home or host long visits, read the 30-day minimum rental rule and the guest stay limits in the current Rules.

How showings work behind the gate

According to the association's "Selling a Home in Leisure World" guide, the listing agent must add every outside agent bringing in clients to the guest list by calling Security, and clients must be escorted in and out. For an open house, Security has to know the date and time in advance, and visitors are admitted only if they know the manor number. The Power Road gate is open 24 hours. I handle that coordination so a tour does not stall at the entrance.

Questions buyers ask

Is Leisure World age-restricted?
Yes. Leisure World is an age-restricted community. Its Rules and Regulations require that at least 80% of the manors have at least one occupant who is 55 or older, and residents provide age verification before moving in. Review the current Rules and the CC&Rs for your plat for the exact requirements.

Can my buyer's agent show me a home in Leisure World?
Yes. The listing agent puts each outside agent on the guest list by calling Security, and clients are escorted in and out of the community. If you call me at 602-483-4665, I coordinate that with the listing agent before we go.

Can I rent out a Leisure World home?
The Rules and Regulations say an owner must rent the entire manor and no rental may be shorter than 30 days. The owner notifies the association in advance, and renters register at check-in. Read the current Rules before you buy with renting in mind.
