Chandler is a southeast Valley city known for its tech and manufacturing employers, well-kept neighborhoods and a lively downtown. It is a common choice for relocating professionals and families who want quick access to Phoenix, Tempe, Mesa and Gilbert. These are the newest homes for sale in Chandler listed at $1,000,000 and above. There is no single definition of a luxury home, so I use this price point as a starting place for this area.
At higher price points, lot, views, privacy, finishes and amenities can vary widely, and terms and timing can matter as much as price. Having an experienced agent on your side helps you compare properties and structure an offer that protects your interests.
Every luxury home is different, so plan on detailed inspections and a careful review of the HOA documents, if any, before you make an offer.
Every purchase is different, and I'm a strong negotiator who keeps negotiating until the keys are in my client's hands. On some homes you may also be able to take over the seller's existing FHA, VA or USDA loan; see my assumable mortgage guide.

Can I build a guest house or casita on a Chandler property?
Yes, Chandler allows up to one attached and one detached accessory dwelling unit on any lot where a single-family home is the main use. A second detached unit is possible on lots of one acre or more, but only if one of the units is a restricted-affordable unit. Each unit can be no larger than 75 percent of the main home's floor area or 1,000 square feet, whichever is less, and it must share the main home's water, sewer and electric meters. A building permit is required, so check with your HOA too.
What are Chandler's pool fence rules?
Chandler requires every pool to have a perimeter fence of masonry, concrete or decorative fencing at least six feet high and no more than seven feet high. If you add a pool, any existing wood fencing has to be replaced. Pedestrian gates must close and latch on their own, with latches more than 54 inches above the ground, and pool fencing needs a permit.
What are the lakes in Ocotillo?
The lakes at Ocotillo Golf Club are filled with reclaimed water, according to the City of Chandler. The city says lakes like these store reclaimed water so it is on hand when demand rises, and HOAs, parks and golf courses can pump from them for irrigation. Learn more about the area in our moving to Chandler guide.
Who provides electricity in Chandler, SRP or APS?
Both companies serve Chandler, so some addresses get power from SRP and others from APS. The City of Chandler lists both on its energy conservation page, and SRP's website lets you look up an address to see whether it is in SRP's service area. For other monthly costs, see our Phoenix area cost of living guide.
