Why Bring Your Own Realtor to a New Build

The sales agent you meet at a new-home community works for the builder, and their job is to represent the builder's interests, including its prices, contract and timeline. That is a very different role from a Realtor who represents you as the buyer.

Many builders will pay a commission to a buyer's agent under their own published policy, but the rules differ by builder, and many require your agent to be registered on your first visit, before you sign anything. If you have already visited a community without an agent, ask the builder about its policy before you go further, and don't sign anything until you have talked to me.

Builders commonly advertise incentives such as interest rate offers, closing cost help, design credits or price adjustments on certain homes. These offers change often, usually have conditions, and may require using the builder's preferred lender, so ask for the details in writing and compare them with the price and terms you could get elsewhere. Is Gilbert running out of land for new homes?
Gilbert is getting close to build-out, and the Town says it expects to reach build-out over the next decade. Town figures put the 2024 population at 292,116, with about 330,000 expected at build-out. The Town notes that developers are building where land is still available, so the list of new homes for sale can change quickly. See our Moving to Gilbert guide for an overview of the town.

Can I use a new Gilbert home as a short-term rental?
Possibly, but you will need a license. The Town of Gilbert requires owners to get and keep a Town of Gilbert Short-Term Rental License under an ordinance the Town Council approved in June 2023. Your community's HOA may also have its own rental rules, so read the CC&Rs before you buy if renting is part of your plan.

Who provides trash, recycling and utility service at a new home in Gilbert?
The Town of Gilbert provides water, sewer, and trash and recycling service, and Town crews pick up trash and recycling once a week on a set day. To start service, contact the Town's Utilities Division at least one business day ahead, and do not try to turn on service yourself. Is there a large park near the newer homes in south Gilbert?
Yes, Gilbert Regional Park is a Town park of about 272 acres at Higley and Queen Creek Roads in south Gilbert. Some newer south Gilbert communities are marketed by their builders as close to the park, so it is worth a visit when you tour models in that area.
