Moving to Gilbert, AZ: Gilbert Homes for Sale and Local Guide

Gilbert is a town in the southeast Valley, served by the Loop 202 Santan Freeway, with Mesa to the north, Chandler to the southwest and Queen Creek to the southeast. It grew from a farm town into a suburb of master-planned neighborhoods, and Gilbert homes for sale are mostly single-family houses, with townhomes, lake communities and some larger-lot properties mixed in.

Where Gilbert is and how you get around

Gilbert sits in the East Valley of Maricopa County, southeast of Phoenix. The Loop 202 Santan Freeway runs through Gilbert, with exits at Gilbert Road, Val Vista Drive and Santan Village Parkway among others. To the west, the 202 meets Loop 101 in Chandler, and US 60 runs just to the north through Mesa. ADOT is widening the Loop 202 between Loop 101 and Val Vista Drive; the project started in August 2024, passed its halfway point in December 2025 and is set to finish in spring 2027.

Gilbert does not have light rail. The Valley Metro line ends at Gilbert Road in Mesa. Valley Metro buses serve the town, including Routes 108, 112, 136, 140, 156 and 184, plus the 531 express to downtown Phoenix, with park-and-rides in town and in the Heritage District. Route 184 reaches Phoenix-Mesa Gateway Airport.

A short history

Gilbert got its start in 1902, when the Arizona Eastern Railway built a rail siding on land owned by William "Bobby" Gilbert, and the town took his name. Farming boomed once Roosevelt Dam and the Eastern and Consolidated canals brought reliable water around 1911, and the town has long called itself the "Hay Shipping Capital of the World" from those years. Gilbert incorporated on July 6, 1920. As late as 1970 it had fewer than 2,000 residents. In the 1970s the Town Council annexed a 53-square-mile strip of land, which set up the growth that followed as farms turned into neighborhoods.

Main areas and neighborhoods

Heritage District. Gilbert's downtown, with restaurants, local events and the Hale Theatre. A mixed-use project called Heritage Park is under way at its north end, with retail planned to open in 2026 and apartments in 2027.
Agritopia. About 500 homes built around an 11-acre working farm. See Agritopia homes for sale.
Morrison Ranch. A master plan on the Morrison family's former farmland, roughly between Guadalupe, Greenfield, Warner and Sossaman roads. See Morrison Ranch homes.
Lake communities. Val Vista Lakes near US 60 and The Islands, a waterfront area of about 400 homes.
More master-planned communities. Power Ranch, Trilogy at Power Ranch, Seville, Layton Lakes, Cooley Station, Lyons Gate, San Tan Ranch and Coronado Ranch.

Types of homes

Most of Gilbert is single-family homes in HOA communities, from established neighborhoods to newer master plans. You will also find townhomes and condos, lake-lot homes, golf and gated communities, a 55+ community, and some larger-lot properties. Things to do

Riparian Preserve at Water Ranch. A 110-acre preserve built around water recharge basins, with more than 4.5 miles of trails, a fishing lake, an observatory and close to 300 bird species recorded. The Southeast Regional Library is next door.
Gilbert Regional Park. Planned at 272 acres west of Higley Road. The first phase opened with a lake, splash pad, sports courts and an amphitheater, and later phases are in design.
Freestone Park. 88 acres with fishing lakes, a skate park, lighted fields and courts, and a miniature train and carousel.
SanTan Village. An open-air shopping center at Williams Field Road and the Loop 202, open since 2007.
Heritage District. Restaurants, events and the Hale Theatre downtown.

Schools

The Town of Gilbert lists three public school districts serving its residents: Gilbert Public Schools, Higley Unified School District and Chandler Unified School District. Which one serves a home depends on the address, so always confirm boundaries with the district. There are also charter schools across town. For college, Park University has a Gilbert campus center in the Heritage District, and ASU's Polytechnic campus is just east of town in Mesa. Jobs, health care and shopping

The town names Northrop Grumman, Deloitte, Morgan Stanley, Silent-Aire, Banner MD Anderson and Mercy Gilbert among its notable employers. Banner Gateway Medical Center and Banner MD Anderson share a campus on North Higley Road, and Dignity Health's Mercy Gilbert Medical Center is on South Val Vista Drive. For shopping, SanTan Village anchors the Loop 202 corridor, and a new mixed-use center called The Gilmore at Val Vista Drive and Germann Road is planned to open its first stores in late 2026.
