The two Sun City lakes
Viewpoint Lake opened in October 1968, originally called Sun City Lake, according to the Del Webb Sun Cities Museum. The museum describes it as about 1,850 feet long and 950 feet wide, 10 feet deep, with more than two miles of shoreline once the lagoons are counted. Del Webb's development company turned it over to Sun City in 1977, and today the Recreation Centers of Sun City owns and operates it. The lake also serves as a reservoir for watering Lakes West Golf Course. RCSC drained the lake in 2022 and replaced its liner, the first replacement since it was built, and refilling began in August 2023. Lakeview Center sits on the lake, and the museum notes the excavated dirt built the hill park on the south shore.
Dawn Lake is slightly larger than Viewpoint Lake, according to a 2021 Sun City Independent history column. It is a private lake owned by the residents of the homes around it, not an RCSC facility, and it lacks the public amenities Viewpoint has. The lake winds around four peninsulas, has fountains, and supplies water for Lakes East Golf Course from an RCSC-owned well. Residents hold a Christmas boat parade each year.
Most Sun City lakefront homes are on these two lakes. Listings sometimes say "lake view" for homes across a street from the water or near a golf course pond, so read the wording carefully.
Lakefront vs lake view
Lakefront generally means the lot itself meets the water. Lake view can mean a partial view across a street, a common area or another lot. Before you pay for frontage, check the plat map, stand on the back patio and ask the listing agent exactly where the lot line ends. On Dawn Lake, also ask how the homeowners share ownership and upkeep of the lake, since that is handled by the owners, not RCSC.
Lake rules in general terms
Rules differ by lake because the owners differ.
- Viewpoint Lake: RCSC sets the rules for fishing, boating and use of the lake, and its cardholder rules apply. The museum history notes the lake was stocked for fishing and had a pier and a boat rental program when it opened. Get the current Viewpoint Lake rules from RCSC before you buy.
- Dawn Lake: The Sun City Independent reported in 2021 that boats on Dawn Lake are limited to 16 feet, electric motors and 5 mph, and that residents fish for bass, bluegill, catfish and tilapia. Ask for the current written rules from the lake's owners as part of your due diligence.
Also ask about docks, shoreline changes, fences and lighting facing the water. Do not assume a neighbor's dock or boat lift means new work is allowed today.
Sun City lakefront prices
Lakefront homes in Sun City sell well above the community median, but the sample is very small, so treat these numbers as a rough guide.
- Lakefront or lake-location sales: only 6 closed sales from May 7 to Nov 5, 2026 (6 months). Median sold price $522,500, median $205 per sq ft. Small sample, so treat it as a rough guide.
- Active with a lake view, Nov 6, 2026: 8 homes, list prices from $120,000 to $1,250,000.
- All of Sun City for comparison: 288 closed sales from Aug 7 to Nov 5, 2026, median $264,000, $180 per sq ft.
The wide list price range reflects the mix: lake-view condos and smaller homes at the low end, large homes with water frontage at the top. Comparing a lakefront home only to other true lakefront sales matters more here than almost anywhere else in Sun City.
