Alterra is a single-family home community in the City of Maricopa, in Pinal County, with its main entrance on Alterra Parkway off John Wayne Parkway (SR 347). Homes were built from the mid-2000s through 2020 by builders including D.R. Horton, K. Hovnanian and Lennar, and the Copper Sky recreation complex is close by.
When buyers ask me about Maricopa, Alterra comes up because it puts you near the city's biggest park without the extra layers of a resort-style community. It is a straightforward neighborhood of single-family homes with paths, playgrounds and open space. Here is what I want you to know before you tour.

Alterra is in the City of Maricopa, which sits south of the Phoenix area along SR 347, also called John Wayne Parkway. One quick thing that confuses a lot of people moving here: the City of Maricopa is in Pinal County, not Maricopa County. The main way in is Alterra Parkway, which runs west off John Wayne Parkway, so you are right on the main road that most Maricopa residents use to head north toward I-10 and the rest of the Valley.
The community is split into two sections, Alterra North and Alterra South. Lennar has described its newer Alterra phase as within walking distance of Copper Sky, the city's large recreation complex. Listings in Alterra also point to the Ak-Chin Entertainment Center as a nearby spot for a night out.
Alterra is made up of single-family homes. The first homes went up around 2005 and 2006, and building continued in phases through 2020. Sources put the total at roughly 1,000 to 1,100 homes, and the original section is described as complete.
Builders you will see on listings include D.R. Horton, K. Hovnanian and Lennar, and some Alterra North listings mention Greystone. Floor plans in Alterra North run from about 1,300 to about 3,400 square feet, and Alterra South plans run from about 1,250 to about 3,350 square feet, so there is a wide range of sizes.
Lennar opened its newer Alterra phase in July 2019 with single-story plans of about 1,400 to 1,950 square feet and 3 to 5 bedrooms. Some of those plans include Lennar's Next Gen layout, a home-within-a-home with its own living space, which is handy when family members live together. Because Alterra was built in two eras, you can compare a mid-2000s home with a much newer one in the same community.
Inside Alterra you will find walking, biking and jogging paths, playgrounds, tot lots, barbecue areas, ramadas, multiuse fields and landscaped open space. I have not seen a community pool or clubhouse listed for Alterra, so if a neighborhood pool is a must for you, ask me and we will check the specific section.
The big draw nearby is Copper Sky, the city's recreation complex with sports fields, a lake and an aquatic center. The Ak-Chin Entertainment Center is also close. For bigger shopping trips and jobs, most residents drive north on SR 347 toward I-10, Chandler and the rest of the East Valley.
Alterra is served by the Maricopa Unified School District. Schools that show up on Alterra listings include Maricopa Elementary or Saddleback Elementary, Maricopa Wells Middle School and Maricopa High School. The district reset some elementary attendance boundaries in 2023, so assignments can depend on the street. Please confirm the assigned schools for any address directly with the district before you buy.
Alterra has a homeowners association, called Alterra HOA on listings, and local guides name JSquared Property Management as the manager. The HOA takes care of common-area grounds. Before you write an offer, I will pull the current dues, any transfer fees and the CC&Rs so you know the rules on things like parking, paint colors and rentals.
Because homes here range from the mid-2000s to 2020, my first step is to sort homes by age and builder so you are comparing like with like. A 2006 home and a 2020 Lennar home may be close in price but very different in roof age, HVAC age and finishes. I always look at those big-ticket items before we talk price.
Some sellers in Maricopa have older, lower-rate loans that a buyer may be able to take over. If that interests you, read my guide to buying a home with an assumable mortgage in Arizona. If you are just getting started, my first steps to buying a home in Arizona will walk you through the process.
When you sell in Alterra, buyers will compare your home to nearby Maricopa communities with newer homes and bigger amenity centers. Pricing it right from day one matters. I look at recent sales by section, builder and floor plan, and I point out what makes your home stand out, like being close to Copper Sky or having a single-story plan. My article on how to price your Arizona home to sell explains how I set a list price.
