Moving to Maricopa, AZ: Maricopa Homes for Sale and Local Guide

Maricopa is a young city in western Pinal County, south of Phoenix and reached by SR 347 to I-10, with the Gila River Indian Community to the north. Maricopa homes for sale are mostly newer single-family homes in master-planned neighborhoods built since the 2000s, plus a 55+ community, a golf community and new construction.

I'm Terry Day with DeLex Realty. Despite the name, Maricopa is not in Maricopa County, and that surprises a lot of people moving here. It grew from a railroad stop into a city in its own right, and most of what you see was built after it incorporated in 2003. Here is my guide to where it is, how it grew, the neighborhoods and what to check before you buy or sell.

Where Maricopa is and how you get around

Maricopa sits south of the Phoenix metro area in western Pinal County. The Gila River Indian Community borders the city's planning area on the north, Casa Grande's planning area is to the east, and I-8 runs to the south. The Ak-Chin Indian Community is just south of the city along SR 347.

SR 347, called John Wayne Parkway in town, is the main route north to I-10 and the rest of the Valley, and most of that drive crosses Gila River Indian Community land. ADOT, the Gila River Indian Community and the Maricopa Association of Governments are widening about 14 miles of SR 347 between I-10 and Maricopa, adding a third lane each way, a concrete median barrier and new interchanges at Riggs Road and Mammoth Way. ADOT's 2026 fact sheet describes repaving starting in summer 2026 and the full job running about three and a half years. In the middle of town, the SR 347 overpass over the Union Pacific tracks opened in July 2019 and ended the long waits for trains. SR 238 and the Maricopa-Casa Grande Highway are the other main roads. Inside the city, Maricopa Express Transit runs local routes and an on-demand Dial-a-Ride service.

A short history

People farmed near Maricopa Wells long before the city existed; Father Kino described a farming community there in 1694. In the 1800s the wells watered travelers on the Gila Trail and served as a stage stop on the Butterfield line. The railroad came through south of the wells in the 1870s, and in July 1887 Maricopa became the junction of the Southern Pacific and the Maricopa and Phoenix Railroad. That line to Phoenix closed in 1935, but trains still run through town. Amtrak's Sunset Limited and Texas Eagle stop at the Maricopa station in the Heritage District, the only Amtrak stop serving metro Phoenix. Maricopa incorporated as a city on October 15, 2003. Mike Ingram Heritage Park has the Maricopa Museum and Visitor Center, a historic railcar and a timeline walk.

Neighborhoods and types of homes

Most Maricopa homes are single-family houses in master-planned neighborhoods with their own parks, lakes or pools. A few that buyers ask about:

• Rancho El Dorado, the first and largest master-planned community, with The Duke golf course and a lake. The Villages and The Lakes at Rancho El Dorado are part of the same area.
• Province, an age-restricted 55+ community with lakes and a mix of single-family homes and villas.
• Alterra and Homestead, two of the city's established neighborhoods.
• Glennwilde, with a fishing lake and pools; Maricopa Meadows, with a lake and a disc golf course; Sorrento, with a lake, splash pad and tennis courts; Cobblestone Farms, Tortosa, Senita, Desert Passage and Santa Rosa Springs.

New homes are still going up. Building permits reported by InMaricopa in early 2026 named D.R. Horton, Century Communities, Gehan Homes, Lennar, Pulte and Castlerock among the builders, in communities such as Sorrento, Rancho El Dorado, Anderson Farms and El Rancho Santa Rosa. Things to do

Copper Sky Regional Park is the city's big recreation hub, with a stocked fishing lake, an amphitheater, ball fields, a dog park, a skate plaza, sports courts and an indoor fieldhouse with pickleball, plus a pool and splash pad. Pacana Park has a fishing lake, walking path, dog park and fields. The Maricopa Library and Cultural Center on Maya Angelou Drive hosts community programs. Just south of town on SR 347, the Ak-Chin Indian Community has Harrah's Ak-Chin Hotel and Casino, Ak-Chin Circle Entertainment with movies and bowling, the Him-Dak Eco Museum and Ak-Chin Southern Dunes Golf Club. Every October the city celebrates its history with Stagecoach Days, which in 2026 included Salsa Fest, and First Fridays bring monthly events to Heritage Park.

Schools

Maricopa Unified School District No. 20 serves the city, with elementary schools, two middle schools, Maricopa High School and Desert Sunrise High School, plus a virtual academy. Visit the district at musd20.org. Charter schools also operate in the city. Central Arizona College has a Maricopa Campus on Regent Drive that opened in 2013 (centralaz.edu). Some outlying unincorporated areas may fall in other districts, so confirm the school assignment for any address with the district. Start with my Maricopa Unified homes page.

Jobs, shopping and health care

The Arizona Commerce Authority lists the Volkswagen and Nissan proving grounds, the USDA Arid-Land Agricultural Research Center and the University of Arizona Maricopa Agricultural Center among local employers, and the Ak-Chin Indian Community runs the casino, an industrial park and a regional airport. Many residents also commute to Chandler, Tempe and Phoenix. Shopping centers along John Wayne Parkway include The Wells, Maricopa Station, Edison Pointe, Sonoran Creek Marketplace and Stonegate Plaza, and Lowe's opened at South Bridge Marketplace in 2025. For health care, the City's economic development office lists Exceptional Community Hospital on John Wayne Parkway with a 24-hour emergency department, a Banner Health Center clinic on Porter Road and several urgent care clinics.

Utilities and water

The City's utility contact list names Global Water and Maricopa Domestic Water for water, Electrical District No. 3 for electric and Southwest Gas for natural gas, so check which providers serve a specific address. Maricopa is in the Pinal Active Management Area, where state groundwater modeling in 2019 limited new assured water supply approvals; Global Water holds a designation of assured water supply. Police and fire service come from the Maricopa Police Department and Maricopa Fire/Medical Department.

Buyers here are often weighing a resale against a new build, and the commute on SR 347 against the space they get. Does Amtrak stop in Maricopa, AZ?
Yes, Amtrak's Sunset Limited and Texas Eagle stop at the Maricopa station, with service three times per week as of 2025, per InMaricopa. Check Amtrak for current schedules before planning a trip.

Is SR 347 being widened?
Yes, ADOT's SR 347 Improvement Project will add a third lane in each direction between I-10 and Maricopa, with a concrete median barrier, new interchanges at Riggs Road and Mammoth Way and intersection upgrades at Casa Blanca Road and Maricopa Road. ADOT and the city said phase one repaving would start in summer 2026, with widening and interchange work to follow over about three and a half years. The SR 347 overpass over the railroad in central Maricopa opened in July 2019.

Who provides water and sewer in Maricopa?
Global Water Resources serves Maricopa through its Santa Cruz Water Company (water) and Palo Verde Utilities Company (wastewater and recycled water). The separate Maricopa Consolidated Domestic Water Improvement District serves some areas, including parts of the Heritage District, so confirm the provider for any address.

Which school district serves Maricopa?
Maricopa Unified School District serves the city, and its second high school, Desert Sunrise High School, opened for classes in July 2022. Confirm boundaries for a specific address with the district, or start from my homes by school page.

When did Maricopa become a city?
Maricopa incorporated on October 15, 2003, and most of its growth came after that. The area's history goes back much further: Maricopa Wells was a Butterfield stage stop, and Maricopa became a railroad junction in 1887. Many newer neighborhoods are on my new construction page.
