Buying in a new state can feel like a lot at once. The good news is that the process in Arizona follows a clear order. Here's how I guide buyers who are moving here, and buyers moving across town.

Start with your lender

Get pre-approved before you fall in love with a house. You'll know your budget, and sellers will take your offer seriously. Ask about FHA, VA and conventional loans, and whether taking over a seller's loan could work for you. Learn about assumable loans.

Pick the right part of the Valley

Greater Phoenix covers a lot of ground. Scottsdale, Desert Ridge, the West Valley and the East Valley each feel different. Think about your commute, HOA or no HOA, lot size and whether you want a newer community or an established neighborhood. My Moving to Arizona city guides are a good place to start.

Tour and compare

I'll set up a search with new listings sent to you right away, and we'll tour in person or by video if you're still out of state. Browse featured homes to get a feel for what's available.

Offer, inspection and closing

  1. Offer. I pull recent sales so we offer a fair price with terms the seller likes.
  2. Inspection period. Arizona contracts give you time to inspect the home and ask for repairs or credits.
  3. Appraisal. Your lender confirms the value. If it comes in low, we have options.
  4. Walk-through and closing. You check the home one last time, sign at the title company, and get your keys.
