Apache Junction 55+ RV Parks and Park Model Resorts for Winter Visitors
Yes, Apache Junction has several 55+ RV and park model resorts that winter visitors shop each year, close to the Superstition Mountains on the east side of the Valley. Four named resorts below each describe themselves as 55+ or age-qualified on their own websites: Sunrise RV Resort, Superstition Buttes, Encore Countryside and Encore Golden Sun.
I am Terry Day, REALTOR® with DeLex Realty. I put this page together because buyers ask me for resort names, not a map pin. Age rules, site types and what is for sale change, so confirm the details with each resort before you book a trip.

Each resort below calls itself 55+ or age-qualified on its own website. The exact age and occupancy rules are in each resort's park rules or governing documents, so ask for them in writing.
Sunrise RV Resort
Sunrise RV Resort is a Roberts Resorts community off US-60 in Apache Junction that describes itself as an active 55+ community in the Superstition foothills. Listed amenities include a heated pool and hot tub, pickleball and tennis courts, shuffleboard, horseshoes, a fitness center, a wood shop, a sewing room, a library and a pet park. The community is gated. See the Sunrise RV Resort website.

See the Superstition Buttes website.

Its resort page states a minimum check-in age of 55 and lists RV sites, a heated pool and spa, four pickleball courts, shuffleboard, a fenced dog park, a clubhouse, a fitness center, a ballroom and a game room. Ask the resort directly whether any vacation homes are for sale. See the Encore Golden Sun resort page.
Apache Junction has other RV and manufactured home parks too. If a resort you like is not on this list, send me the name and I will help you check whether it is age-restricted and how ownership works there before you travel.
Owned lots vs leased lots, in general terms
Park shopping goes sideways when buyers are not sure what they are buying. In general terms, you will run into three setups:
- A home or park model you own on a site you rent. You own the structure, and the land stays with the park under a rental agreement with monthly or annual site rent.
- A home on a lot you own. Some Apache Junction communities sell lots. A title company should confirm exactly what conveys.
- A seasonal site rental. You rent a pad for the winter and bring your own RV, with nothing to buy.
Arizona has separate laws for these setups. The Arizona Mobile Home Parks Residential Landlord and Tenant Act (A.R.S. 33-1401 and the sections that follow) covers mobile and manufactured homes on rented spaces. A different chapter starting at A.R.S. 33-2101 covers recreational vehicle spaces rented in a park for more than 180 consecutive days, and for park models it applies after 180 consecutive days even without a written rental agreement. Short winter stays may fall outside it. Ask an Arizona attorney how these laws apply to your situation.
The Arizona Department of Housing Office of Manufactured Housing licenses dealers, manufacturers, installers and salespersons of manufactured and mobile homes, and it takes written complaints about licensees.
Ask for these in writing on every listing:
- What the purchase contract actually conveys: the structure, the land, or both
- The rental agreement or lease terms if the site is not owned, and how a sale transfers
- Park rules on additions, carports, sheds and golf carts
- Age, guest, pet and rental rules in the governing documents
- How a lender and an insurer will treat that ownership structure
Amenities winter visitors usually tour
Every resort above lists a pool and court or lawn games, but the details differ. When you tour, check:
- Clubhouse, ballroom and fitness room hours
- Pickleball, tennis and shuffleboard courts
- The winter activity calendar for the months you plan to stay
- Guest policies for visiting family
- Pet rules and dog park access
- Site length limits and slide-out rules for your coach
The season changes how a resort feels. A summer weekday can be quiet, and peak winter months can be fully booked. Ask for the season's activity calendar.
Where Apache Junction sits
Apache Junction is on the far east edge of the Valley, east of Mesa, at the base of the Superstition Mountains. For more on the city itself, see my guide to moving to Apache Junction. If you want to compare with more options in the East Valley, read my page on 55+ manufactured home communities in Mesa.
Buying tips for park models and RV sites
Inspect both the structure and the site. For a park model, look at the roof, plumbing, electrical, the heating and cooling system, skirting and any porch or room additions. For an RV site, check the pad, the utility hookups, storage and whether your coach length fits the posted rules.
Park models and homes on rented sites often do not finance like a site-built house on its own lot. Talk to a lender who knows this kind of property early. If a listing mentions assumable financing, assumption is subject to lender approval.
Questions people ask
Are there 55+ RV parks in Apache Junction?
Yes. Sunrise RV Resort, Superstition Buttes, Encore Countryside and Encore Golden Sun each describe themselves as 55+ or age-qualified on their own websites. Confirm the current age rules with the resort.
Can I buy a park model in Apache Junction?
Yes. Sunrise RV Resort and Superstition Buttes both list park models for sale on their websites. Ask whether the site is rented or owned before you make an offer.
Is the land always included when I buy?
No. Many resort homes sit on rented sites, while some communities sell lots. Get the ownership setup in writing and have a title company review it.
Which Arizona law covers a long-term RV space rental?
A.R.S. 33-2101 and the sections after it cover RV spaces rented for more than 180 consecutive days. Mobile and manufactured homes on rented spaces fall under the Arizona Mobile Home Parks Residential Landlord and Tenant Act. An Arizona attorney can tell you which applies to you.
Can visiting grandkids stay with me?
It depends on the resort. Guest stays and visitor age limits are set in each resort's rules, so ask for them before you buy.
