55+ Manufactured Home Communities in Mesa, AZ

Mesa's 55+ manufactured home and resort communities range from park-model RV resorts where owners hold the land, to operator-run communities where homes sit on sites managed by a company, to older age-restricted neighborhoods. Before comparing kitchens, confirm what you are actually buying: the home, the land, or both.

I am Terry Day, REALTOR® with DeLex Realty. When I help someone search this part of Mesa, my starting point is the property interest, the documents, and the home's construction type. Amenities, condition and financing come after those are clear.

Owned land versus a land lease

With an owned-land purchase, you buy the home and the lot under it. Confirm what the deed conveys, the lot boundaries, and how the home is titled. Owning the lot does not remove association rules, assessments or architectural review.

With a leased site, you buy the home and rent the space it sits on from the community owner. The site agreement becomes a central part of the decision: its term, renewal provisions, rules, what services are included, and whether the community must approve a buyer before a sale can close. The purchase contract for the home does not replace that agreement.

In Arizona, renting a space in a mobile home park is generally governed by the Arizona Mobile Home Parks Residential Landlord and Tenant Act in the Arizona Revised Statutes. The Arizona Department of Housing publishes the Act and a summary of it. In general terms, the Act addresses written rental agreements, notice of rent and rule changes, buyer approval when a home in a park is sold, and park closure with a relocation fund that the department administers. Two points from the department's summary matter for this search: the Act does not cover recreational vehicles, including park models, and it does not apply when the same person owns both the home and the space. Read the current Act and your own documents, and ask an attorney about anything specific.

Mesa communities to compare

Venture Out at Mesa. Venture Out describes itself as a 55+ active adult community and one of the few park model and RV resorts in the country. Its homes are privately owned, and the community says owners hold both their home and the land under it. It is a homeowners association governed by an elected board of homeowners. The community's age rule requires at least one resident to be 55 or older. Its amenities page lists two heated pools, eleven pickleball courts, tennis, bocce, shuffleboard, golf driving cages and a putting green, plus a gated entry with 24-hour patrol. There is also an RV site area with pads for rent, so confirm whether a listing is a park model, an RV lot or another configuration.

ViewPoint RV & Golf Resort. ViewPoint is an age-qualified (55+) resort operated by a community company, with mobile and manufactured homes listed for sale or rent and RV stays. The community page lists 27 holes of golf on site, sixteen pickleball courts and four swimming pools. Because this is an operator-run community, ask whether the home you like sits on a leased site, and request the current site agreement and buyer approval steps before writing an offer.

Apache Wells. Apache Wells describes itself as a 55+ adult community in Mesa made up of more than 1,400 homes, where residents own or rent as full-time or seasonal residents. The community site mentions the Apache Wells Country Club, a semi-private 18-hole golf course, along with pickleball, bocce, softball and a pool and spa. The community's own site does not describe the construction type of its homes, so I confirm whether a listing is site-built or manufactured from the listing, county records and the applicable association documents.

Dreamland Villa. Dreamland Villa is an age-restricted community for persons 55 and older, developed from 1959 to 1978. It is a useful reminder that broad search labels need checking: its community club site shows original builder brochure floor plans, but does not describe construction type, so I would not classify it as a manufactured home park without confirming the individual home. The club reports there is no mandatory homeowners association; membership in the community club is encouraged. Read Hall has two pools and a spa, and Farnsworth Hall has a pool and spa. The club also references Maricopa County's Senior Citizen Overlay, so confirm the property's jurisdiction.

Park model, RV or manufactured home: know the difference

These labels are not interchangeable. The Arizona Department of Housing's summary of the landlord and tenant act treats park models as recreational vehicles, not mobile homes. That classification affects which laws apply, how the home can be financed, and what can be added to it.

For a manufactured home, identify the manufacturer, model, year and identification records. For a park model or RV, confirm its documented classification rather than judging by the interior. If a home has an enclosed patio or other addition, check how it attaches to the structure and whether the records support their use. Ask Terry for the floor plan, and compare it against the home as it stands today.

Inspection and financing come early

Review the roof, cooling system, plumbing, electrical equipment, supports, skirting, drainage and any additions with qualified inspectors. A neat presentation does not establish the condition underneath a manufactured home.

Talk to a lender about the exact property and title arrangement before you shop. Financing for a home on owned land can differ from financing for a home on a leased site, and park models or RVs may follow different lending rules. If a listing has an existing FHA or VA loan, an assumption may be possible with lender approval; see my page on assumable mortgages in Arizona, but never treat that as a community-wide feature.

Questions buyers ask

Do all Mesa manufactured homes include the land?

No. Some communities, like Venture Out, sell the home and land together. In an operator-run community, the home may sit on a rented space. Verify the deed, title and any site agreement for the specific listing.

Is a park model the same as a manufactured home?

No. A park model is a recreational vehicle, and Arizona's mobile home park landlord and tenant law does not cover RVs, including park models. Confirm the documented classification and ask your lender about financing for that exact home.

Are these communities age-restricted?

Yes. Each community on this page is age-restricted (55+). The specific rules are in each community's governing documents, so request the current versions before you buy.

Can a buyer be turned down by the community?

In a park where you rent the space, the landlord may approve buyers, though Arizona law says approval cannot be unreasonably withheld. Associations can have their own approval and registration steps. Ask about the process before writing an offer.

Can I see a floor plan before touring?

Ask Terry for the floor plan. I also compare it against manufacturer or county records and any additions to the home.
