The sales rep represents the builder
Builder sales reps are often great people, but they work for the builder and protect the builder's interests. As your agent, my job is to protect yours.
Your first visit matters
Many builders only work with your agent if the agent is with you, or registered, on your first visit. Sign the guest card on your own and you may lose the chance to have representation later. Call me before you stop by any model.
What does it cost you?
Many builders pay the buyer's agent from their marketing budget. Compensation is negotiable and not guaranteed, so I get it confirmed in writing before you commit. In most cases your price doesn't go up because you have an agent.
How I help on a new build
- Compare incentives, upgrade pricing and lot premiums between builders, and against resale homes nearby.
- Go through the builder's purchase contract with you, including deposits, deadlines and what happens if the build is delayed.
- Look at the true cost of lender incentives that require the builder's lender.
- Recommend independent inspections before drywall and before closing.
- Help you choose a lot and upgrades that hold their value when you sell.
