How Desert Ridge compares to the whole Valley

What this means if you're selling

Pricing right on day one makes a big difference. In this period, Desert Ridge single-family homes that sold without a price cut went under contract in a median of 11 days. Homes that needed a price cut took a median of about 66 days, and more than half of all sales needed one. Nearly 1 in 4 single-family listings ended without selling at all, and for townhomes and condos it was closer to half.

The homes that sold quickly were priced in line with recent sales from the start. In this report, the homes that started high to "test the market" were the ones that sat longer and ended up cutting their price. I price homes the way an appraiser will look at them. Buyers have room to negotiate.
