Destination at Gateway is a newer neighborhood in southeast Mesa (ZIP 85212) around Williams Field and Signal Butte roads, just south of Eastmark and close to the SR 24 Gateway Freeway and Phoenix-Mesa Gateway Airport. Built from 2022 on by Ashton Woods and Toll Brothers, it has one- and two-story single-family homes with parks and walking paths.
I'm Terry Day with DeLex Realty. Southeast Mesa has changed fast, and Destination at Gateway is one of the neighborhoods that grew up with the new SR 24 corridor. Homes here are young, most built in the last few years, so buyers are often comparing a resale against a brand-new build nearby. Here is what I tell clients about the area, the homes and the things worth checking.

Destination at Gateway sits on the far southeast side of Mesa, east of Phoenix-Mesa Gateway Airport and directly south of Eastmark. Maricopa County Assessor records place all of its subdivisions inside Mesa city limits. Listing directions send you north from SR 24 on Signal Butte Road to Williams Field Road, and the homes sit off Williams Field near Signal Butte.
The big draw is the SR 24 Gateway Freeway just to the south. According to ADOT, SR 24 is open as an interim freeway from Loop 202 east to Ironwood Drive, and Signal Butte and Meridian still cross it at signals. ADOT plans bridges over both roads and wider lanes, with construction planned to start in late 2026. Loop 202 to the west connects to Gilbert, Chandler and the rest of the Valley.
The name may sound familiar for another reason: a separate commercial project also called Destination at Gateway is planned on about 163 acres at SR 24 and Signal Butte, with an auto mall and a Walmart-anchored shopping center. Mesa approved the rezoning in 2024, and news reports in 2026 said site work was moving ahead. That project is shopping and car dealers, not homes, so I keep the two apart when I talk about the neighborhood.
There are two main sections. Destination at Gateway East, built by Ashton Woods, recorded in Phase 1 and Phase 2 plats, offered collections on different lot widths, including Voyage on 35-foot lots and Expedition on 45-foot lots, plus a Venture collection. Tapestry at Destination is the Toll Brothers section. Toll's 2022 opening announcement described 145 homesites with one- and two-story designs from about 1,907 to 3,132 square feet and two- or three-car garages.
Across the community, listings show homes from roughly 1,500 square feet to just over 4,000, with three to six bedrooms. Lots in listings I reviewed ran about 5,750 to 7,200 square feet, so yards are typical for new southeast Valley neighborhoods. Because many homes are only a few years old, ask for any builder warranty paperwork that may transfer, and still get a full inspection. New homes can have settling cracks, grading issues or items the builder never finished.
Inside the neighborhood, listings for the Ashton Woods section mention a central park, playground, greenbelts and walking and biking paths. Toll Brothers described Tapestry's amenities as a central park with an amphitheater, a pavilion with an outdoor fireplace, a basketball court, a bocce court and a playground. I did not find a community pool in any source, so do not count on one.
Nearby, listings point to Bell Bank Park, the Canyon State entertainment district, Queen Creek Marketplace, ASU Polytechnic and the Arizona Athletic Grounds. Eastmark, just to the north, has its own parks and events. Phoenix-Mesa Gateway Airport is close by for flights.
Listings for Destination at Gateway show Queen Creek Unified School District. For elementary, listings name either Gateway Polytechnic Academy (PreK-6, on S. Signal Butte Rd) or Mountain Trail Academy (PreK-6, on S. Mountain Rd, which QCUSD opened in 2025), and most name Eastmark High School (grades 7-12) for middle and high school. Because a new school opened nearby, assignments may have shifted, so confirm boundaries with the district for any address. See my Queen Creek Unified homes page and homes near Eastmark High School.
Arizona corporation records list a Destination At Gateway Homeowners Association, formed in 2020. Some Tapestry listings name a separate Tapestry association, so a home may have more than one association. Read the CC&Rs, the rules and the HOA's disclosure documents for the exact home, including any transfer fees, parking rules and yard standards. I do not publish dues; they are on each listing and in the resale disclosure.
Because the neighborhood sits near Phoenix-Mesa Gateway Airport, the airport is part of the picture. Mesa's zoning has an airfield overlay around Gateway with disclosure rules, and the Arizona Department of Real Estate publishes airport maps for Gateway. I check where a home falls and what the sales disclosures say, and I suggest visiting at different times of day. I also compare resale prices with new builds nearby, since builder incentives can change the math. On some homes you may be able to take over the seller's FHA or VA loan; see my assumable mortgage guide and first steps to buying in Arizona.
When you sell in a young neighborhood, your competition is often the builder down the road. I price against both resales and new homes, and I point out what a resale already has that a new build does not: window coverings, landscaping, upgrades and no waiting. My guide on how to price your Arizona home to sell walks through it.
