Before you tour Encore at Eastmark, settle one question: which amenities belong to Encore, and which belong to the larger Eastmark community? A listing can mention both without explaining who owns each one or who can use it. I sort that out alongside the floor plan, not after an offer. I am Terry Day, REALTOR with DeLex Realty, and on a search like this I look at the actual home, its association documents, and the recreation access tied to that property.
Where Encore fits inside Eastmark
Eastmark is a large master-planned community in southeast Mesa. Encore is its age-restricted neighborhood. When construction started in 2014, Eastmark announced Encore as a 55-plus neighborhood planned for more than 900 homes, with its own amenity center.
At that time, Eastmark also said Encore residents would be able to use Eastmark amenities such as the Event Pavilion, the splash pad and the Eastmark Great Park. That was the plan when the community launched. For any specific home, I would ask the associations to confirm in writing which Eastmark facilities are included today, who runs each one, and which association handles questions and maintenance.
Judge location by the individual property address, not by the development as a whole. Drive the routes you would use for shopping and appointments. Within the neighborhood, compare each lot's position relative to the club, the main streets and any open land. Do not assume vacant land nearby will stay open.
The Encore Club
The Encore Club is the private clubhouse for Encore residents, and it opened in 2016. Taylor Morrison describes it as having a resort-style pool, a fitness center and a café. The community has also had an onsite Lifestyle Director who plans activities, along with resident clubs and social events.
Club facilities and programs can change over time, so I would ask for current written information before buying: hours, guest rules, reservations, which programs cost extra, and whether every facility is open right now. If the pool, the fitness area or a particular court matters to you, confirm it is in operation, not closed for repairs. During a tour, look at the entrances, the seating, the equipment and the walk from parking.
Activities and clubs
Taylor Morrison's community overview lists game nights, outings, sports clubs, tournaments, concerts and art classes in the monthly newsletter. Ask for the current calendar and the club directory. For each activity, find out whether it runs year-round, runs by season or needs registration, and where it meets. If a program is run by the wider Eastmark community, confirm separately that Encore owners can take part.
If pickleball is high on your list, ask the association for the current court count and play schedule. You can also compare other communities in my guide to pickleball in Phoenix-area 55+ communities.
Golf
Encore does not have its own golf course. Taylor Morrison's overview points to outside courses in the area, including Toka Sticks Golf Club and Trilogy Golf Club at Power Ranch. Those are separate businesses, not Encore amenities, so check their booking terms directly. If you want golf as part of the community, compare Encore with the options in my 55+ golf communities guide.
Homes and floor plans
Encore homes are detached, single-story houses with ground-level entries and desert-style stucco exteriors, built in the Composer Series and Director Series. Taylor Morrison's 2020 overview listed 13 floor plans from about 1,339 to 2,915 square feet, with 2 to 4 bedrooms, 2 to 2.5 baths and 2- to 3-car garages. Plan names include Rumba, Lindy, Charleston, London, Sydney and Athens. Some plans offered bonus rooms, flex spaces or courtyards.
Ask Terry for the floor plan. I compare the original plan with the house as it stands today, especially if a patio was enclosed, a den was changed, or garage storage was added. A room labeled as a den should be judged as it is, not assumed to work as a bedroom. Two listings with the same plan name will not necessarily have the same interior.
HOA and documents
Encore sits within Eastmark, so ask whether a home carries obligations at both the Encore level and the Eastmark level. Request the CC&Rs, the current budget, assessment information, architectural guidelines, transfer requirements, rental rules and recreation policies. Find out what exterior maintenance and landscaping the association handles and what the owner handles. Encore is age-restricted (55+); the rules are in the CC&Rs, so read those documents rather than relying on a one-line listing note.
Buying tips for an Encore resale
Taylor Morrison lists the community as sold out, so the realistic choice here is a resale. If a home looks new, confirm its age and history rather than assuming it is new construction. A good inspection covers the cooling system, roof, drainage, appliances and any changes the owners made. Ask for permit records for additions or enclosures.
A note on representation: in any new-home community, the builder's sales agent works for the builder. If you also look at new construction elsewhere, decide who represents you before you visit a sales office, and ask about the builder's registration rules. I can help with resales and with new construction across Arizona.
Some resales have an existing FHA or VA loan that may be assumable, subject to lender approval. Confirm the loan type, the servicer's process, how the buyer qualifies, and how the seller's equity is handled. For VA loans, ask the lender about entitlement and release of liability. My assumable mortgage guide explains the steps.
Compare Encore with other options
Encore stays on my list when the layout, the size of the yard and confirmed club access match the features you want. If you need large outdoor storage or specialized parking, check the lot and the rules first. That is a comparison of property features, not a judgment about who belongs in the community. To compare, see the Mesa 55+ communities page, try the 55+ community finder, or start at the Arizona 55+ living hub.
Questions buyers ask
Is Encore at Eastmark age-restricted?
Yes. Encore is age-restricted (55+); the rules are in the CC&Rs. Taylor Morrison's materials say at least one resident in each home must be 55 or older, with additional rules in the governing documents. Read the current documents for the specific home.
Can I still buy a new home from the builder in Encore?
Taylor Morrison lists Encore at Eastmark as sold out, so homes there are bought as resales.
Do Encore owners use Eastmark amenities?
When Encore launched, Eastmark said residents would have access to amenities such as the Great Park. Confirm current access for the specific property with the associations, since the private Encore Club and the wider Eastmark facilities have separate rules.
Is there a golf course in Encore?
No. There is no on-site course. Golf would be played at outside courses under their own terms.
How can I get an Encore floor plan?
Ask Terry for the floor plan. I will compare the original plan with the home's current layout.
