The biggest pickleball setups in Phoenix-area 55+ communities are at PebbleCreek in Goodyear (36 courts), Sun City Grand in Surprise (22) and Robson Ranch in Eloy (16), based on each community's own published numbers. Court count is only the start, though: access rules, club play and which part of the community you live in matter just as much.

Court counts, community by community

These are the numbers each community or developer publishes on its own site, checked this November. Courts get added, so I confirm the current count before every tour.

A few communities publish that they have pickleball but not how many courts: Westbrook Village and Ventana Lakes in Peoria, and Encore at Eastmark in Mesa. Trilogy at Vistancia lists its courts across the Kiva and Mita clubs, and its member-run Pickleball Club hosts an annual three-day national championship; see my Trilogy at Vistancia page.

The Sun Cities and other 55+ areas

In the original Sun City, Sun City West and Sun City Festival, play runs through each community's recreation centers and resident clubs, so ask for the current court list at each center. For homes in those areas, start with my pickleball pages for Sun City West, Surprise, Mesa and Goodyear, and the Sun City Festival community page.

What I ask on every pickleball tour

These are the questions I ask for every community on a pickleball player's list:

  • Which courts can this house use? In Sun Lakes, for example, three associations each run their own facilities. Your address decides your courts.
  • How is play organized? Ask how open play, club play, lessons and reservations are scheduled, and whether the resident club has its own sign-up.
  • Are the courts lighted? Evening play matters a lot from May to September.
  • Can guests play? If family visits in winter, check the guest rules.
  • How far is the walk or cart ride? In a big community like Sun City Grand or PebbleCreek, living near the courts can change how often you play.

My tip: visit on a weekday morning between November and April. That is peak season, and you will see how busy the courts really get.

Picking the home, not just the courts

Once you have a short list, the house still has to work. Pickleball players often want garage space for gear and a golf cart, a laundry room near the garage entry, and a patio for cooling off. I compare floor plans with that in mind. Ask Terry for the floor plan of any home you are considering.

Some resale sellers in these communities have FHA or VA loans that a qualified buyer may be able to assume, subject to lender approval. I check every listing for this before we tour. For new construction, remember the builder's sales team works for the builder, so call me before your first visit to a sales center.
