Gainey Ranch is a master-planned golf and lake community in central Scottsdale, ZIP 85258, off Doubletree Ranch Road just east of Scottsdale Road, beside the Grand Hyatt Scottsdale Resort. It has 19 neighborhoods of single-family homes and condos, a 27-hole private golf club and the Estate Club for homeowners.
Gainey Ranch grew out of a horse ranch and became one of Scottsdale's best-known planned communities in the 1980s. It feels tucked away, yet the Scottsdale Road shopping and dining corridor is right outside the gates. If you want a lock-and-leave condo near golf or a single-family home on a lake or fairway, here is what I want you to know before you tour.

Gainey Ranch sits in central Scottsdale on the east side of Scottsdale Road, with most entrances off Doubletree Ranch Road and Gainey Ranch Road. The Community Association office is on East Gainey Ranch Road. You are close to the Gainey Village shops, Scottsdale Promenade, Kierland Commons, Scottsdale Quarter, Scottsdale Fashion Square and Old Town, so most errands and dinners are a short drive. Office buildings at the Gainey Ranch Corporate Center and Financial Center are part of the same area.
The land was Daniel C. Gainey's Arabian horse ranch. In 1980 most of it was sold to Markland Properties for homes, and the family kept about 80 acres that were later developed for shops and homes. The old Gainey house became the Daniel C. Gainey Estate Club, which homeowners use today.
The Community Association lists 19 neighborhoods. Twelve are single-family: Arroyo Vista, The Enclave, The Enclave II, The Estates, Golf Villas, Golf Villas III, The Greens, Lakeview, The Legend, North Meadow, North Meadow II and Vaquero Drive. Seven are condo communities: The Courts, 8989 Gainey Center Drive, 7400 Gainey Club Drive, The Golf Cottages, The Pavilions, The Oasis and Sunset Cove.
Building started in the mid-1980s, so most homes date from the late 1980s and 1990s. You will see everything from compact condos near the golf club to larger single-family homes on the fairways and lakes. Many owners have remodeled, so finishes vary a lot from one home to the next. I always compare the age of the roof, the AC units and the windows, since those are the big-ticket items in a home of this age.
Gainey Ranch is in the Scottsdale Unified School District. Listings I see in Gainey Ranch name Cochise Elementary, Cocopah Middle School and Chaparral High School. Assignments can differ by address and change over time, so please confirm with the district before you buy.
Gainey Ranch has a master association, the Gainey Ranch Community Association. It runs the shared facilities, lakes and common areas, and it also provides management services to the neighborhood (satellite) associations. That means most homes pay into both the master association and their own neighborhood association. The community has 24-hour security and gated entries. Golf club membership is separate from the HOA. Ask for the CC&Rs, the budget and the rules for both associations early in escrow so there are no surprises.
Start by choosing between a condo and a single-family home, since the HOA layers, rules and upkeep are quite different. Then compare golf, lake and interior locations. I check rental rules, pet rules and any planned special assessments in the association documents before we write an offer. Many buyers also ask me about assumable loans, and some sellers in this area have them. Read my guide to buying a home with an assumable mortgage in Arizona and my list of first steps for buying a home in Arizona.
Buyers here compare views, updates and which neighborhood association you are in, so pricing has to match the right set of sales. I pull the closed sales in your own neighborhood, not just Gainey Ranch as a whole, and show you how remodels changed the price. See how to price your Arizona home to sell and my North Scottsdale home values guide, then call me for a free price review.
