Kierland is a 730-acre master-planned area around Greenway Parkway just west of Scottsdale Road, in ZIP 85254. It is inside the City of Phoenix but uses Scottsdale mailing addresses. Homes include single-family houses from the late 1990s, golf-course condos and townhomes, lofts above Kierland Commons and the Optima Kierland high-rise, all within walking or biking distance of shopping and golf.

Kierland is one of the few places in the Valley where you can live next to a 27-hole golf course and walk to dinner. It mixes homes, offices, the Westin Kierland Resort and two big outdoor shopping districts, Kierland Commons and Scottsdale Quarter. Here is what I want you to know before you tour.

Where it is

Kierland centers on Greenway Parkway and Kierland Boulevard, west of Scottsdale Road. Scottsdale Quarter sits at Scottsdale Road and the Greenway-Hayden Loop on the Scottsdale side. The City of Phoenix includes Kierland in its Desert Ridge/Kierland major employment center, so many residents work nearby in offices along Greenway Parkway. Desert Ridge, the Scottsdale Airpark and North Scottsdale communities like Grayhawk are a short drive away.

One detail surprises many buyers: although the mailing address says Scottsdale, most of Kierland is in the City of Phoenix. That affects city services and some utilities, so I always check the city for each home.

The homes

Woodbine Development Corp. of Dallas began Kierland in 1989 as a mix of homes, shopping and offices, with Herberger Interests as a partner on the resort. Single-family homes in neighborhoods like Kierland Parcels were built by UDC from about 1995 to 1998. Kierland Greens condominiums back onto the golf course, and Centex built some of them around 1998. Kierland Heritage is another golf-side townhome and condo neighborhood. The Plaza Lofts above Kierland Commons were built from 2005 to 2008, and Optima Kierland, a modern high-rise, was completed in 2021.

Things to do

Kierland Golf Club has 27 holes designed by Scott Miller, a former senior designer for Jack Nicklaus, and opened in the mid-1990s. The Westin Kierland Resort and Spa opened in 2002 on Greenway Parkway. Kierland Commons opened its first stores around 2000 and is known for walkable streets lined with shops and restaurants. Scottsdale Quarter, which opened in 2009, adds more shopping, dining and offices across Scottsdale Road.

Schools

Recent listings across Kierland name Paradise Valley Unified School District schools: Sandpiper Elementary, Desert Shadows Middle School and Horizon High School. Boundaries can change, so please confirm the assigned schools for a specific address with the district.

HOA basics

Kierland does not run like a single big HOA in the listings I see. Each neighborhood or condo building has its own association, such as Kierland HOA for the single-family parcels and Kierland Greens for the condos. Condo and high-rise associations often cover more, like building upkeep and shared amenities, so read each budget and set of rules before you compare homes.
