Leisure World Golf Course Homes, Mesa AZ

Leisure World golf course homes in Mesa back to Coyote Run, a par 73 championship course, or Heron Lakes, a par 63 executive course, inside a gated 55+ community. Play is limited to residents and their guests, plus some outside yearly memberships, and membership is separate from buying the home.

I am Terry Day, REALTOR with DeLex Realty. On a Leisure World golf tour I start with which course borders the patio, then I walk through how resident and guest play actually works, because a fairway view and a tee time are two different things.

Coyote Run and Heron Lakes in plain terms

Leisure World Golf runs two 18-hole courses, 36 holes in all, maintained as part of the community.

  • Coyote Run is the championship course. Leisure World describes it as an 18-hole par 73 layout at 6,437 yards from the back tees, with views of Superstition Mountain, gentle hills and lush landscaping.
  • Heron Lakes is the executive course. Leisure World lists it as par 63 at 4,024 yards, with lakes, mountain views and narrower tree-lined fairways, and describes it as a good fit for golfers new to the game.

Leisure World's golf page says play is limited to residents and their guests, with some outside yearly memberships available. That is different from a daily-fee public course. Golf membership is not required to live there, and golfers join either or both courses to play. Confirm membership and booking terms in writing with Leisure World Golf before you buy for golf. I do not list fees on this page.

Leisure World notes that during the busy winter months the courses run a morning and an afternoon shotgun start, with everyone teeing off at once on different holes. If you are looking at a fairway lot, it helps to know when the groups come through.

View versus maintenance

A direct fairway outlook can mean cart traffic, early maintenance crews and golf balls reaching windows, screens, roof edges and patio furniture. Leisure World's Rules and Regulations state that golfers and their guests are financially responsible for property damage from errant golf balls, which is worth knowing, but it does not stop the ball from arriving. A side lot or an interior lot near the course can keep some of the open feel with less ball flight.

On every Leisure World golf tour I check:

  1. Whether the lot borders Coyote Run or Heron Lakes, and which hole
  2. Cart path distance and where players wait to hit
  3. Where the lot line ends and golf property begins, confirmed on the plat
  4. Course-side windows, screens, roof edges and patio covers
  5. How the winter morning and afternoon shotgun starts affect noise on that hole

Ask Terry for the floor plan so the model name matches the remodeled interior you walk. For the full community picture, including condos and interior homes, see my Leisure World homes for sale guide, and for the freshest homes check Leisure World new listings.

Gate, guest and occupancy rules to know

Leisure World is gated. The community says the main gate on Power Road is staffed 24 hours a day and other gates keep set daytime hours, and each resident notifies security of approved visitors. That matters for showings, for inspectors and for family who want to come golf with you.

The Rules and Regulations (adopted January 17, 2023) include several items buyers ask me about:

  • At least 80% of the manors must have at least one occupant who is 55 or older.
  • Guests under 45 who are not owners may not reside in the community for any period.
  • No guest may reside in the community for more than 60 days in any calendar year or 60 days in any six-month period.
  • Rentals must be of the entire home and for at least 30 days.

Rules can be amended, so read the current CC&Rs and Rules and Regulations in your resale package rather than relying on this summary.

What to check before buying

  1. Tour during active play and stand on the patio.
  2. Read the Leisure World CC&Rs and Rules and Regulations, not a packet from another Mesa community.
  3. Confirm golf membership options for Coyote Run, Heron Lakes or both in writing with Leisure World Golf.
  4. Confirm gate, guest and occupancy rules that affect showings and winter visitors.
  5. Have the inspector look closely at roofs, HVAC and irrigation on the course side.
