Mountain Park Ranch is a large master-planned community in the heart of Ahwatukee Foothills in Phoenix, in ZIP codes 85044 and 85048, close to South Mountain Park and I-10. It has single-family homes, townhomes and condos built mostly from the mid-1980s on, plus three HOA recreation centers with pools and miles of paths along the washes.

It is big, it is established, and it has a little of everything, from starter condos to large two-story homes on the hillsides. Here is what I tell buyers and sellers about it.

Where it is

Mountain Park Ranch sits in the middle of Ahwatukee Foothills, the part of Phoenix tucked between South Mountain Park and I-10. Mountain Parkway is the main road through the community and connects Chandler Boulevard with Ray Road. The Lakewood lake community lies just to the south.

I-10 runs along the east side of Ahwatukee, so getting to Tempe, Sky Harbor Airport or Chandler is usually a short drive. The Loop 202 South Mountain Freeway, which opened in December 2019, runs along the Pecos Road corridor at the south edge of Ahwatukee and gives you a faster way to the West Valley.

A little history

The land was annexed into Phoenix in August 1980. American Continental Corp. first optioned it and then formed a joint venture with Genstar Development, which later bought Continental out. The community held its grand opening in the fall of 1984, and the first residents moved in in April 1985. Early builders included Coventry Homes, Pulte, Wood Brothers and Continental Homes, and later sections were added by builders such as Coscan and Marlborough.

The homes

Most homes are single-family, with some zero-lot-line homes, townhomes, condos and several apartment communities mixed in. You will find one-story and two-story plans running from about 1,000 square feet to more than 6,000 square feet, and a few gated enclaves. Because the community was built in phases over many years, two homes a few blocks apart can feel quite different in age, style and lot size.

Many homes are now 30 to 40 years old, so roofs, A/C systems, windows and plumbing are the items I look at first with buyers.

Things to do

The HOA runs three recreation centers. Rec Center 1 on S Ranch Circle Drive has a heated pool, spa, a pickleball court and a half basketball court. Rec Centers 2 and 3 each have a pool, spa and two tennis courts. There are also neighborhood parks such as Sun Ray Park and Vista Canyon Park, small lakes, and more than 6 miles of walking paths along the drainage washes.

South Mountain Park and Preserve is close by for hiking and mountain biking, and everyday shopping is easy, with a Safeway near Chandler Boulevard and 40th Street and the Ahwatukee Foothills Towne Center by I-10.

Schools

Mountain Park Ranch is served by the Kyrene School District for elementary and middle school and the Tempe Union High School District for high school. Listings in the community name schools such as Kyrene de la Colina, Kyrene Monte Vista and Kyrene de la Esperanza elementary schools, Kyrene Centennial Middle School, and Mountain Pointe or Desert Vista High School, depending on the address. Please confirm the assigned schools for any specific home with the district.

HOA basics

Mountain Park Ranch has a master homeowners association that has operated since 1984 and is run by its own in-house staff. Some neighborhoods also have a second, sub-association (the HOA lists 9 of them, such as Canyon Reserve, Diamond Ridge, Keystone, The Landings, Terraces and Townes), so a home may have two sets of rules and dues. In 2024, members voted to adopt street parking rules, so check the current parking policy if you have extra vehicles. Always read the CC&Rs and ask for both associations' documents during escrow.

Buying in Mountain Park Ranch

Because there is such a range of home types, I start by narrowing down which section fits you: a condo or townhome near the main roads, a family-size home near a rec center, or a larger hillside home. Ask about the sub-association, the age of the major systems, and whether the home backs to a wash path or a busy street.
