Ocotillo is a master-planned lake and golf community in south Chandler, covering roughly 1,900 to 2,000 acres. Man-made lakes wind through the neighborhoods, filled with reclaimed water, and the 27-hole Ocotillo Golf Club sits in the middle of it all. Many homes back right up to the water. Where Ocotillo is

Ocotillo is in south Chandler, generally between Dobson Rd and Arizona Ave and south of Queen Creek Rd. The Loop 202 Santan Freeway is close, which makes it easy to reach the rest of the East Valley, and Chandler Fashion Center is about 5 miles north. The Price Corridor on the west side is one of the Valley's big job centers, and Intel's Ocotillo campus is on Dobson Rd. See my Moving to Chandler guide for the bigger picture.

Ocotillo also has a place in Chandler's history. The city says south Chandler was mostly farmland in the 1970s, and when developers wanted to build Ocotillo they asked the city to secure water supplies. That request helped start Chandler's reclaimed water system, which still fills the lakes today.

The homes

Ocotillo is made up of many smaller neighborhoods, each with its own look. Some of the names you'll see in listings include The Waters at Ocotillo, Stillwater Cove, The Island at Ocotillo, Embarcadero, Vistas, Echelon and Estates at Ocotillo. You'll find lakefront homes with water views, homes along the golf course, interior single-family streets, and townhomes and patio homes.

Because neighborhoods were built over many years, home age, size and style vary quite a bit. I compare each home with its own neighborhood and its lot position, since water and golf views make a real difference to value.

Things to do

The lakes and walking paths are the heart of daily life here, and the community association maintains parks and tennis courts. Ocotillo Golf Club offers 27 holes designed by Ted Robinson, laid out as three nines with lakes and waterfalls along the way.

For shopping and dining, Chandler Fashion Center and downtown Chandler are a short drive north, and the restaurants along the Loop 202 corridor are close by.

Schools

Ocotillo is in the Chandler Unified School District. Schools that serve parts of the community include Jacobson Elementary, Bogle Junior High and Hamilton High School, which sits at Arizona Ave and Ocotillo Rd. Chandler Traditional Academy is also nearby. Assignments depend on the address, so please confirm the schools for any specific home with the district.

HOA basics

The Ocotillo Community Association is the master association, with an on-site office on Queen Creek Rd. It maintains the lakes, parks and walking paths. Many of the individual neighborhoods also have their own sub-association, so some homes belong to two. I pull both sets of documents early so you know the rules on things like lake use, rentals and exterior changes.

Buying in Ocotillo

The first question I ask is how much the water matters to you. Lakefront homes, golf homes and interior streets can be very different in price and feel. Is the golf course part of the HOA? No. Ocotillo Golf Club is operated by Arcis Golf, separately from the homeowners association.

Is there more than one HOA? Often, yes. There is a master association, and many neighborhoods have their own sub-association too.
