Casa Grande is a Pinal County city about midway between Phoenix and Tucson, where Interstate 10 meets Interstate 8. It has a small historic downtown, a growing base of factories and distribution jobs, and Casa Grande homes for sale that range from older in-town homes to newer master-planned subdivisions and 55+ resort living.

Where Casa Grande is and how you get around
Casa Grande sits in the low desert of central Arizona, where I-10 (the Phoenix to Tucson freeway) meets I-8, which heads west toward Gila Bend, Yuma and San Diego. State Routes 84, 287 and 387 also serve the city, and the Union Pacific main line runs through town. The Arizona Commerce Authority lists Phoenix at about 45 miles away and Tucson at about 70.
Most people get around by car. The CART regional bus (Central Arizona Regional Transit) runs a route linking Florence, Coolidge and Casa Grande, with a stop at the Promenade shopping center. Casa Grande Municipal Airport is a city-owned general aviation airport on North Lear Avenue. The nearest major airline airports are Phoenix Sky Harbor and Tucson International. Looking ahead, ADOT has picked a final route for the planned North-South Corridor in Pinal County, which would end at I-10 near Eloy, south of Casa Grande.
A short history
Casa Grande grew up around the Southern Pacific Railroad. The settlement started out in January 1880 under the name Terminus and was renamed Casa Grande that September, after the large Hohokam ruins to the northeast. Fires in 1886 and 1893 destroyed many of the early wooden buildings, and farming carried the town until it incorporated in 1915.
One thing surprises newcomers: Casa Grande Ruins National Monument, the "Great House" the city is named for, is not in Casa Grande. It is near Coolidge, and the National Park Service tells visitors not to follow signs into the city of Casa Grande to find it.
Baseball fans may know the Francisco Grande. The San Francisco Giants opened a training site there in 1961, the hotel followed in 1962, and the Giants used it through 1981. The hotel is still on West Gila Bend Highway, along with its pool shaped like a baseball bat.
Main areas and neighborhoods
Casa Grande has a historic core plus newer subdivisions that spread out from it. A few to know:
- Downtown and the Evergreen Historic District: older homes near the center of town, with about 56 listed historic properties in the city.
- Villago: a master-planned community in northern Casa Grande with a city park. See my Villago homes for sale page.

- Copper Mountain Ranch: one of the few areas where the City itself provides the water.
- Palm Creek Golf & RV Resort: a 55+ resort with an 18-hole course on North Henness Road.
- Listing sites also name Mission Ranch, Cottonwood Ranch and Ghost Ranch among Casa Grande neighborhoods.
Types of homes and builders
Most Casa Grande homes for sale are single-family homes. You will find older ranch-style homes near downtown, subdivisions from the past few decades, newer homes from national builders, and manufactured and RV-resort living in some 55+ communities. Lennar is selling single-story plans at McCartney Ranch, from about 1,400 to a little over 2,500 square feet, including plans with an RV garage. Larger lots and rural properties are more common at the edges of the city and in nearby unincorporated Pinal County.
Water has shaped new building here. In 2019 the state found that the Pinal Active Management Area was short of groundwater, which slowed approvals of new subdivisions and paused building in some communities, including Villago. In March 2026, Arizona Water Company received a state designation of a 100-year assured water supply for its Casa Grande and Coolidge service areas, and state leaders said it could support many new homes. The Home Builders Association of Central Arizona has challenged the program in court, so new-home timing may keep changing. Existing homes are not affected the same way, but it is worth asking about water service for any home or lot.
Things to do
- Casa Grande Mountain: trails for hiking, biking and horseback riding, with trailheads at Arica Road and Peart Road.
- Dave White Regional Park: an 18-hole municipal golf course, 24 pickleball courts and a fishing pond on North Thornton Road.
- City parks and recreation: the city lists 19 parks, the Community Recreation Center on North Peart Road, Grande Sports World and the Paul Mason Sports Complex.
- Cowboy Days: held at the Ed Hooper Rodeo Grounds on North Pinal Avenue.
- Neon Sign Park: a free downtown park with 14 restored neon signs lit each evening, a project of Casa Grande Main Street and the city.
- Casa Grande Ruins National Monument: near Coolidge, a short drive away.
School districts
Schools depend on the address. The main districts are the Casa Grande Elementary School District and the Casa Grande Union High School District, which runs Casa Grande Union, Vista Grande and PACE high schools. The high school district also draws students from the Toltec, Stanfield and Sacaton elementary districts, and Toltec Elementary covers part of the city. Central Arizona College's Signal Peak Campus is nearby in Coolidge. Always confirm boundaries with the district for the exact address. You can also search homes by the Casa Grande school district.
Jobs, shopping and health care
Casa Grande has a strong manufacturing base. Lucid Motors builds electric vehicles at its AMP-1 plant here and has expanded it, though the company also announced layoffs at the plant in 2026. Other employers in the area include Abbott, Daisy Brand (whose plant opened in 2008) and Hexcel. Banner Casa Grande Medical Center on East Florence Boulevard is the city's hospital.
The Promenade at Casa Grande, off I-10 at Promenade Parkway, is the main regional shopping center, and a Target store is coming back there.
Utilities
The City of Casa Grande handles sewer and trash for most homes. Water for most of the city comes from Arizona Water Company, while the City bills water for Copper Mountain Ranch. APS provides electricity, and Southwest Gas provides natural gas. Confirm all providers for the specific address.
Buying and selling tips
- Know the county: Casa Grande is in Pinal County, so property taxes, services and commute differ from Maricopa County cities. Compare them before you decide.
- Check water service: ask which provider serves the home, especially for lots and newer subdivisions.
- Drive the commute: try the drive to work at rush hour on I-10 before you buy.

The monument protects the Casa Grande, or "Great House," one of the largest prehistoric structures in North America, and was set aside in 1892 as the first prehistoric and cultural reserve in the United States.
