Moving to Wickenburg, AZ: Wickenburg Homes for Sale and Local Guide

Wickenburg is a small Old West town on the Hassayampa River, about an hour northwest of downtown Phoenix where US 60 meets US 93. It has a historic downtown, guest ranches, roping arenas and lots of open desert, and Wickenburg homes for sale range from in-town houses and golf community homes to horse property and acreage outside town.

Where Wickenburg is

Wickenburg sits in the foothills of the Bradshaw Mountains along the Hassayampa River. Most of the town is in northwestern Maricopa County, and its limits reach north into Yavapai County. The Town puts it about one hour from downtown Phoenix and Sky Harbor Airport.

US 60 runs right through town as Wickenburg Way and continues southeast through Morristown toward Surprise and Phoenix. US 93 starts in Wickenburg and heads northwest to Kingman and on toward Las Vegas. From Morristown, SR 74 runs east toward Lake Pleasant and I-17, with its western stretch known as the Carefree Highway.

The Hassayampa is called the "upside down river" because it flows mostly underground. Its name comes from a Yavapai word about following the water as far as it goes, and the old local word "Hassayamper" came to mean someone who tells tall tales.

A short history

Henry Wickenburg found the Vulture Mine in 1863, and it became one of Arizona's richest gold mines, operating until 1942. The town grew up around it and was incorporated in 1909. The Town calls Wickenburg the oldest town north of Tucson, and it missed becoming the territorial capital by two votes in 1866.

The railroad arrived in 1895, and the old depot now holds the Chamber of Commerce. In the 1950s and 1960s Wickenburg billed itself as the "Dude Ranch Capital of the World." Today it is known in Western sports circles as the "Team Roping Capital of the World," since roping events fill the arenas around town each winter. Downtown, the Jail Tree, an old mesquite that served as the town jail from 1863 to 1890, still stands at Wickenburg Way and Tegner Street.

Main areas and neighborhoods

• Downtown and in-town neighborhoods: older homes on town streets near Frontier Street, the museum, shops and restaurants. Many in-town homes are on Town water and sewer.
• Trilogy at Wickenburg Ranch: a Shea Homes community with the Ranch House clubhouse and the Big Wick golf course. Shea calls it an all-ages community with one 55+ neighborhood inside it.
• Acreage outside town: horse property and larger lots in the desert around Wickenburg, often on private wells and septic, some with roping arenas and barns.
• Morristown and Aguila: small unincorporated communities southeast and west of town along US 60 with rural land.

Types of homes

Wickenburg has a mix you won't find in many Valley cities. In town there are older ranch-style homes, some historic houses and a handful of condos and townhomes. Things to do

• Sigler Western Museum: the Smithsonian Affiliate museum on Frontier Street, formerly the Desert Caballeros Western Museum, renamed to honor donors Carey and Jack Sigler. A new Western art building is planned for 2027.
• Hassayampa River Preserve: a riparian preserve on US 60/89, jointly owned and run by Maricopa County Parks and The Nature Conservancy.
• Vulture City Ghost Town: tours of the restored mine town, including the assay office and Henry Wickenburg's cabin.
• Gold Rush Days: every February, with a rodeo at the Everett Bowman Rodeo Arena, a parade, a carnival and gold panning.
• Roping and rodeo: arenas around town host roping events most of the winter season.
• Golf: Rancho de los Caballeros, Wickenburg Golf Club and Big Wick at Wickenburg Ranch.
• Trails: Box Canyon on BLM land north of town and the Sophie's Flat trailhead, which connects to more than 100 miles of non-motorized trails and has trailer parking.
• Downtown: the historic walking tour with bronze statues, a 1900 Santa Fe locomotive and caboose, and shops on Frontier Street.

Schools

Wickenburg is served by the Wickenburg Unified School District, which covers more than 1,100 square miles. Its schools include Hassayampa Elementary (K-5), Vulture Peak Middle School (6-8), Wickenburg High School (9-12), Festival Foothills Elementary (K-8) in the Festival Ranch area of Buckeye, and the online Wickenburg Virtual Academy. Getting around, services and jobs

Most people drive, and US 60 is the main route to Surprise and the rest of the Valley. Wickenburg Municipal Airport, owned by the Town, is a general aviation airport about 3.5 miles west of downtown with a 6,101-foot runway. For health care, Wickenburg Community Hospital and Clinics on Rose Lane is a nonprofit critical access hospital that dates to 1926.

The Town provides water, sewer and trash service, and electric service in part of town, with APS serving other areas. Southwest Gas provides natural gas. The Town lists tourism, behavioral health and medical care, arts and culture, and second and seasonal homes as its key industries, and it serves a trade area of nearly 30,000 people.

Buying and selling tips for Wickenburg

• Utilities by address: check whether a home is on Town water and sewer or on a private well and septic, and whether electric is from the Town or APS.
• County line: confirm whether a home is in Maricopa or Yavapai County, since county services differ.
• Acreage and horses: verify zoning, animal rules, road access and floodplain status before you buy land near the river or washes.
• Seasonal demand: many buyers visit in winter for roping season, so timing a sale for the cooler months can help.

What kinds of homes are for sale in Wickenburg?
Wickenburg has in-town homes, condos, golf community homes at Wickenburg Ranch, and horse property and acreage outside town. Many rural homes use a private well and septic, so check utilities for each listing.

Is Wickenburg Ranch a 55+ community?
Not all of it: Shea Homes describes Trilogy at Wickenburg Ranch as an all-ages community with one 55+ neighborhood inside it. Ask for the HOA rules of the section a home is in.

Who provides electric service in Wickenburg?
It depends on the address, because the Town of Wickenburg serves some areas and APS serves others. I confirm the provider for each home before you write an offer.

What is there to do in Wickenburg?
Wickenburg has the Sigler Western Museum, Vulture City Ghost Town, the Hassayampa River Preserve, three golf courses and a busy winter roping and rodeo season. Gold Rush Days in February is a highlight of the year.

How far is Wickenburg from Phoenix?
Wickenburg is about 58 miles northwest of Phoenix, according to the Arizona Commerce Authority. U.S. 60 and U.S. 93 both run through town, and Wickenburg sits along the proposed I-11 route between Phoenix and Las Vegas.

Is Wickenburg in Maricopa County or Yavapai County?
Wickenburg is in both Maricopa and Yavapai counties, according to the Town of Wickenburg. County services and the county sales tax rate depend on which side of the line a home is on, so check the county for any address you are considering.

What is the sales tax rate in Wickenburg?
The Town of Wickenburg's retail sales tax rate is 2.2%, charged on top of the 5.6% state rate and the county rate. The county share is 0.7% in Maricopa County and 0.75% in Yavapai County, per the Arizona Department of Revenue rate table effective October 1, 2026.

Do you need a permit to use a Wickenburg home as a short-term rental?
Yes, since July 1, 2026 every property rented for less than 30 days needs an annual Wickenburg Vacation Rental Permit, renewed each year through June 30. Owners also need an Arizona TPT license, must show the license and town permit numbers in every ad, and must notify neighbors with emergency contact information. Check the town's short-term rental page for current rules before buying a home to rent out.

Who provides water and utilities in Wickenburg?
The Town of Wickenburg provides water and sewer service and also runs electric and sanitation utilities, while Arizona Public Service (APS) serves some areas for electricity and Southwest Gas provides natural gas. Town water reports list groundwater from the Upper Hassayampa Basin aquifer as the source for the Wickenburg Ranch system.
