Goodyear is a fast-growing West Valley city with master-planned communities, active adult neighborhoods and lots of new development. It is a strong option if you want newer homes, community amenities and easy access to I-10 and Loop 303. These are the newest homes for sale in Goodyear that the MLS listing data marks as new construction. That can include homes that are move-in ready, homes under construction and homes to be built, and availability changes quickly.
Why Bring Your Own Realtor to a New Build
The sales agent you meet at a new-home community works for the builder, and their job is to represent the builder's interests, including its prices, contract and timeline. That is a very different role from a Realtor who represents you as the buyer.
Many builders will pay a commission to a buyer's agent under their own published policy, but the rules differ by builder, and many require your agent to be registered on your first visit, before you sign anything. If you have already visited a community without an agent, ask the builder about its policy before you go further, and don't sign anything until you have talked to me.

These offers change often, usually have conditions, and may require using the builder's preferred lender, so ask for the details in writing and compare them with the price and terms you could get elsewhere. Which master-planned communities in Goodyear are adding new homes right now?
Estrella, south of I-10 in the Sierra Estrella foothills, is one of Goodyear's most active areas for new construction, with new neighborhoods in its Lucero and Montecito villages. Richmond American Homes, Lennar and Brightland Homes bought 719 homesites there in 2024, and Richmond American opened Seasons at Lucero and Portfolio at Lucero in 2025. Montecito broke ground in early 2025, with model homes expected to open during 2026. Releases change often, so bring your own agent when you visit.
Are any new master-planned communities coming to Goodyear?
Yes, the Goodyear City Council approved Rio 1900, a 1,940-acre master-planned community on the south bank of the Gila River, on January 26, 2026. The approval allows up to 5,800 single-family and multi-family homes. Construction is scheduled to begin in 2027, with the first homes estimated for 2029, and plans also include retail, dining and a possible resort.
What major employers are building near Goodyear's newer neighborhoods?
Goodyear has a technology corridor with large data center campuses, including Compass Datacenters at Bullard Avenue and Yuma Road and a Vantage Data Centers campus. In 2025, GTI Energy announced a 530,000-square-foot manufacturing plant at Lakin Park in Goodyear and said it expects to employ about 600 people once fully running.
Are there freeway projects near Goodyear besides the Loop 303 extension?
Yes, ADOT is preparing to add an HOV lane on I-10 from SR 85 to Citrus Road and to widen the westbound I-10 bridge over Citrus Road. Just west, near Buckeye, ADOT began a two-year rebuild of the I-10 and Jackrabbit Trail interchange in August 2026. ADOT calls the HOV schedule preliminary, so check azdot.gov for current timing.
What are development impact fees on a new Goodyear home?
Development impact fees are one-time charges on new construction that pay for the added public infrastructure that growth requires. In Goodyear they cover fire, police, parks and recreation, streets, water and wastewater facilities, and by city code they are due when the building permit is issued.
