Moving to Goodyear, AZ: Goodyear Homes for Sale and Local Guide

Goodyear is a West Valley city along I-10, about 20 minutes west of downtown Phoenix, stretching from north of the freeway down into the Sierra Estrella foothills. Goodyear homes for sale are mostly newer single-family homes in master-planned communities such as Estrella, Palm Valley and Canyon Trails, plus the 55+ community PebbleCreek.

I'm Terry Day with DeLex Realty. Goodyear has grown fast, from about 95,000 people in 2020 to an estimated 125,000 in 2025. That means a lot of choice, but also real differences from one side of town to the other: who supplies your water, which school districts serve the address, and how far you are from the freeway. Here is my guide to how Goodyear fits together.

Where Goodyear is

Goodyear sits in the southwest part of the metro. The city describes itself as about 20 minutes west of downtown Phoenix, and I-10 runs east-west through the middle of town. North of I-10 you will find Palm Valley, Canyon Trails, Goodyear Civic Square and Bullard Wash. South of I-10 the city stretches toward the Sierra Estrella, where Estrella and the Goodyear Recreation Campus are. Loop 303 is the main north-south freeway through the city.

A short history

Goodyear started as a cotton farm. In 1917 the Goodyear Tire and Rubber Company, through executive Paul Litchfield, bought 16,000 acres here to grow cotton for airplane tires during a wartime shortage. In 1940 a Navy air facility opened nearby, and Goodyear Aircraft began building a plant in 1941. Residents picked the name Goodyear in May 1944, a post office opened that November, and the town incorporated on November 19, 1946, with 151 homes and 250 apartments. Goodyear became a city in 1985. The old Navy field is now Phoenix Goodyear Airport, which the City of Phoenix bought in 1968. For more, read my post on Goodyear history and growth.

Types of homes

Most Goodyear homes are single-family houses in master-planned communities with HOAs, parks and trails. You will also find active-adult homes in PebbleCreek, golf-course homes, gated neighborhoods, condos and townhomes, and new construction on the edges of town. Browse by type: new construction · homes with pools · golf communities · gated communities · resort-style communities · pickleball communities · condos and townhomes · luxury homes ($1M+) · move-up homes.

Things to do

  • Goodyear Ballpark: spring training home of the Cleveland Guardians and Cincinnati Reds, at 1933 S. Ballpark Way, with more than 8,000 seats plus berm seating.
  • Estrella Mountain Regional Park: about 19,840 acres run by Maricopa County, with 33 miles of trails. More than 16 square miles of it is inside Goodyear.
  • Goodyear Recreation Campus: at 420 S. Estrella Parkway, with a community park, lighted fields, pickleball, a recreation center and an aquatic center.
  • Goodyear Civic Square (GSQ): the city's new downtown at McDowell Road and 150th Drive, opened August 1, 2022, with City Hall, a two-story library and a park.
  • Bullard Wash Linear Park: 61 acres with a lighted one-mile path and an amphitheater, north of I-10.
  • Racing: Phoenix Raceway is close by in neighboring Avondale.

Schools

The city lists four elementary districts serving Goodyear (Avondale, Liberty, Litchfield and Mobile) and two high school districts (Agua Fria Union and Buckeye Union), so the district depends on the address. The city's education page refers families to the Maricopa County School Superintendent's office to look up a school, and I always tell buyers to confirm boundaries with the district before they buy. For college and career training, Estrella Mountain Community College and West-MEC serve the area, and Franklin Pierce University has a Goodyear location.

Getting around

I-10 carries most commuters toward Phoenix. ADOT began building the Loop 303 extension south of I-10 in June 2026; it will run from Van Buren Street to MC 85, replacing Cotton Lane, with interchanges at Yuma Road, Lower Buckeye Road and Elwood Street, and ADOT expects about four years of work. Farther out, ADOT is planning State Route 30 as an I-10 reliever through Buckeye, Goodyear, Avondale and Phoenix, with segments still in design. Valley Metro runs local Routes 3 (Van Buren) and 17 (McDowell) plus express buses from the Goodyear Park and Ride. Phoenix Goodyear Airport, owned by the City of Phoenix, has one 8,500-foot runway and serves aircraft maintenance, storage and private flights.

Jobs, shopping and health care

Microsoft has a large data center campus near Citrus and Indian School roads, which launched its West US 3 Azure region in 2021. Abrazo West Campus, a 188-bed hospital, is at 13677 W. McDowell Road, and Banner has built a medical office building at Goodyear Civic Square. Shopping centers include the Palm Valley Pavilions and Promenade and Canyon Trails Towne Center.

Utilities and water

APS provides electricity and Southwest Gas provides natural gas. Water depends on where you buy: the city serves the area south of I-10, while EPCOR and Liberty Utilities serve parts of north Goodyear, and the city offers a service-area finder to check an address. Liberty's Goodyear area went to Stage 2 of its water curtailment plan in July 2024 after well problems, so I ask who the provider is on every home. The city holds a 100-year designation of assured water supply and treats Colorado River water at a plant that opened in 2022.

Buying and selling in Goodyear

Every Goodyear purchase is different, and the right price and terms depend on the home, the seller and the market. I negotiate through the inspection, the appraisal and the final walkthrough. On some homes you may be able to take over the seller's existing FHA or VA loan; see my assumable mortgage guide. New to buying? Start with first steps to buying a home in Arizona. Selling?
