The three PebbleCreek courses
Eagle's Nest is the 18-hole course on the original side of the community. Robson describes it as having views of the White Tank Mountains.
Tuscany Falls has 36 holes split into the East and West courses. The HOA says it was designed by Dick Bailey, with mounding, rolling fairways and bunkers placed for strategy. HOA signature holes: East #13 (a carry of more than 100 yards over water) and West #3 (White Tank Mountains views). A 2018 expansion added seven holes designed by Tom Schroeder, giving Tuscany Falls two full 18-hole courses. Newer phases of the community back onto Tuscany Falls.
Golf at PebbleCreek is run through the HOA, with a resident Golf Committee and a tee time reservation system for homeowners. Golf access and any golf charges are spelled out in the HOA documents, which I get for you before you write an offer.
Resale or new on a golf lot
Robson is still building in PebbleCreek. Its community page lists build-to-order floor plans, a group of move-in ready and designer homes, and the last build-to-order Premiere Series homesites in Unit 45. In 2023 Robson released Unit 47B, and many of those lots are on the Tuscany Falls course. Whether a golf lot is still open in any given phase changes often, so check the current lot map at the sales office.
The two options are different purchases:
- Resale: You see the actual lot, mature landscaping, the patio as built and how close the fairway, tee box or cart path really is. You can stand in the yard during play. Prices are negotiable, and an existing loan may be assumable, subject to lender approval.
- New from Robson: You get a new house, your own design choices and the builder warranty. A lot that faces the course usually comes with a lot premium. Get the lot, orientation, included features and premium in writing. The salesperson at the sales office works for the builder. If you want your own agent, ask about Robson's agent registration policy before your first visit, and bring me along.
On resales I pull the original model name so you can compare the floor plan with what was remodeled. For any plan, ask Terry for the floor plan.
Golf frontage and mountain views are not the same thing
Listings use "golf course lot," "fairway" and "golf view" loosely. One home backs onto a fairway; another sees only a sliver of green across the street. Mountain views work the same way. The White Tanks are a real feature from parts of PebbleCreek, but a full view from one patio can be partial from the house next door, and trees grow.
On a showing I check:
- Which hole the lot is on and which part of it: tee, landing area or green. The landing area of a driving hole gets more stray balls.
- Which way the back patio faces. That decides afternoon sun on the patio and what you see from it.
- The glass, screens, roof edges and stucco on the course side, for ball strikes.
- Where your lot ends and golf property begins, and who maintains the strip in between. The plat and the HOA can answer that.

Does Robson still sell new homes in PebbleCreek?
Yes. Robson's PebbleCreek page currently lists build-to-order plans and move-in ready homes. Which golf lots are still open changes, so check the current lot map.
Do PebbleCreek golf course homes cost more?
In the Aug 7 to Nov 5, 2026 period, golf lot and golf view homes had a median of $303 per sq ft, compared with $282 for PebbleCreek overall. Home size and age explain part of that gap.
