PebbleCreek is a gated, age-restricted 55+ resort community in Goodyear, built by Robson Resort Communities since 1993. It has 54 holes of golf, three clubhouses, dozens of pickleball courts and more than 100 clubs and classes, and Robson is still building new homes here alongside the resales. I help buyers and sellers in PebbleCreek and across the West Valley, and here is what I think you should know before you tour.

PebbleCreek is on the north side of Goodyear, with its main gate on W. Clubhouse Drive. It is north of I-10, and exit 126 is signed for Estrella Parkway and PebbleCreek Parkway, so getting onto the freeway is simple. Robson places it about 30 minutes from Sky Harbor Airport, and Loop 303 is close by for trips north and south in the West Valley.
Everyday errands are close. Robson points to PebbleCreek Marketplace, CobbleStone Creek, Goodyear Centerpointe, The Market at Estrella Falls and Palm Valley Pavilions, with the Westgate Entertainment District a short drive east. Medical options nearby include Abrazo West Campus and Banner Estrella. See my Moving to Goodyear guide for more on the city.
Robson established PebbleCreek in 1993 and has kept building ever since. Robson marked the community's 30th anniversary and says it is home to about 10,000 residents. Third-party guides count roughly 6,000 homes.
You will find both single-family homes and attached villas. Current Robson series include the Courtyard Villa, Tradition, Premiere, Estate and Golf Villa collections, with two to four bedrooms. Older resales vary a lot in finish and layout, while newer homes offer today's open plans. If you are thinking about building, read why a buyer's agent helps on new construction and let me represent you from the first visit to the sales office.
Golf is the headline. Tuscany Falls has 36 holes on its East and West courses with a practice facility, and Eagle's Nest adds 18 holes with seven lakes and a practice range. Eagle's Nest opened in 1994.
Off the course, the Tuscany Clubhouse has a theater, ballroom, library and billiards, Eagle's Nest has a ballroom, fitness center and pools, and Tuscany Falls has a coffee bar and lounge. There are indoor and outdoor lap pools, resort pools, a grandkids pool and the Oasis Pool Complex, plus 36 pickleball courts, tennis courts at two locations, 12 bocce courts, a softball field and a dog park. Robson lists more than 100 clubs and classes, and LifeLong Learning has been part of the community since 2005.
PebbleCreek is an age-restricted community, so schools are not a factor for most buyers here. Public school boundaries in this part of Goodyear generally fall under the Litchfield Elementary School District and the Agua Fria Union High School District. Confirm the assignment for a specific address with the district.
Homeowners belong to the Pebble Creek Resort Community association, and Robson Resort Communities manages it, including Resident and Guest Services. The association maintains the gates, clubhouses, pools and common areas and enforces the age rules and design guidelines. Ask me how golf play and fees work for the home you like, since that is worth knowing before you buy. I will get you the current HOA documents and fee schedule early in the process.
The big choice here is resale versus new. Resales often come with mature landscaping and golf or lake views, while new Robson homes let you pick finishes. I compare both side by side and look at the distance to the clubhouse you will use most. New to buying in Arizona? Start with my first steps of buying a home in Arizona.
Some resales may have an FHA or VA loan a qualified buyer can take over, so see my assumable mortgage page. You can also browse 55+ homes in Goodyear, DeLex Realty listings in Goodyear or all Goodyear homes for sale.
Your resale competes with Robson's new homes down the street, so it has to show well and be priced against the right comparable sales. Golf frontage, updates and the series and plan of your home all matter. Read my Goodyear home values guide and how to price your Arizona home to sell, then call me for a free value review.
PebbleCreek grew in stages, and you can see that in its buildings. Robson lists them by the year each opened:
Massage is available by appointment, and casual food spots include Ed's Dogs and the Cool Down Cafe.
Robson says PebbleCreek has more than 100 clubs, classes and organizations, from LifeLong Learning and line dancing to the Cinema Society and the Gimmee Girls golf group. Pickleball is huge here: Robson counts 36 courts after adding 16 to the original 20. There are also 12 bocce courts, tennis courts, and the Robson Field of Dreams for softball, where the senior softball association has more than 150 players.
My advice: tour on a weekday morning in season, then come back on a summer evening. You will see how different the calendar looks when the snowbirds head home.
PebbleCreek has 54 holes. Tuscany Falls Golf Club has two 18-hole courses, East and West, designed by Dick Bailey and opened in 2001. Eagle's Nest Golf Club has 18 holes with seven lakes. Robson lists each course as par 72. Guests can play with a resident, and the homeowners association handles resident golf, so ask about the current golf programs before you choose a lot on the course.
Because Robson is still building, buyers here compare new homes with resales in the same community. Robson's current plans range from about 1,619 to 3,460 sq ft across its series, including:
Older resales were built from earlier plans, and many have been updated. Robson's sales team works for Robson. If you want your own agent on a new build, call me before your first visit to the sales center so we can ask about Robson's current policy. Ask Terry for the floor plan of any model you are considering.
