Solera Homes for Sale in Chandler, AZ

Solera is a gated 55+ active adult community by Del Webb in southeast Chandler, south of Riggs Road with gates off Riggs Road and Hunt Highway, ZIP 85249. It has about 1,149 single-level homes built in the early 2000s, a clubhouse with pools and fitness, and the Lone Tree Golf Club inside the community.

I'm Terry Day with DeLex Realty. Solera is one of the smaller Del Webb communities in the Valley, and buyers who visit often tell me that is exactly what they like about it. You get a golf course, a busy clubhouse and a gated setting without the sheer size of the Sun Cities. Here is what to know before you buy or sell in Solera.

Where it is

Solera sits in the far southeast corner of Chandler, near where Hunt Highway begins. Most people come in from Riggs Road, turning onto Mountain Boulevard and through the gate, and there is a second gated entry off Hunt Highway at Santa Rita Way. The Loop 202 Santan Freeway is roughly 5 miles to the north and I-10 roughly 8 miles to the west, so getting to Ocotillo, downtown Chandler or Sky Harbor is an easy drive. Other adult communities such as Sun Lakes and SunBird are nearby, so it is easy to compare a few in one day.

One naming note: the recorded subdivision is Springfield Lakes, and the homeowners association was once called the Springfield Lakes Owners Association. That is not the same as the nearby community called Springfield. And Solera at Johnson Ranch is a completely separate Del Webb community in San Tan Valley, in Pinal County. When you search, make sure you are looking at the right one.

The homes

Every home in Solera is a single-level, single-family home. Del Webb offered about ten models across the Holiday, Tradition and Vista series, from compact two-bedroom plans of about 1,150 square feet up to larger plans of about 2,400 square feet. The smaller plans have two-car garages, and lots are generally compact, with the golf course, paths and common areas providing much of the open space.

Because the homes are now 20-plus years old, condition varies a lot. Some have been fully updated, others still have original kitchens, flooring and air conditioning units. When I walk a Solera home with a buyer, I look at the age of the AC and water heater, the roof, and any changes made to the patio or yard, since those can need HOA approval. Golf course lots and homes close to the clubhouse tend to draw the most interest.

Things to do

Life in Solera centers on the clubhouse. Community listings describe a fitness center, two outdoor pools and a spa, a ballroom, a library and computer lab, ceramics and arts and crafts studios, and a dance and aerobics studio. Outside there are tennis, pickleball and bocce courts plus walking and biking paths. A full-time activities coordinator helps run a long list of clubs, from bridge and book clubs to bowling, birding and dancing.

Lone Tree Golf Club, at 6262 S. Mountain Blvd., is an 18-hole semi-private course that opened in 2001. It has a practice area, pro shop and a grill, and it is open to the public as well as residents. Golf is not required to live in Solera, and club details can change, so ask the course directly about current play options. For more golf choices nearby, see my Chandler golf community homes page.

Age rules (55+)

Solera is an age-restricted 55+ community. Under federal fair housing law, a community can operate as housing for older persons when at least 80% of occupied homes have at least one resident who is 55 or older, it publishes and follows policies showing that intent, and it verifies residents' ages. Each community writes its own rules about younger residents and guest stays inside that framework. I always get the current CC&Rs and age policy from the HOA for any buyer before we write an offer, so you know exactly how the rules apply to your household.

Schools

Because Solera is a 55+ community, many listings show "adult" in the school fields. Where school names do appear, they are Chandler Unified School District schools, such as Navarrete Elementary, Santan Junior High and Basha High School. Confirm boundaries with the district for any address.

HOA basics

The association is the Solera Chandler Homeowners Association, Inc., an Arizona nonprofit formed in 2000. It runs the gates, clubhouse, pools, courts and common areas, and it enforces the CC&Rs and the age policy. Dues and any transfer or capital fees change over time, so I get the current numbers, the latest budget and the management company's contact for each home. In listings I see SRP for electric, city water and public sewer, but I confirm utilities for each address.

Buying in Solera

  • Get the age policy and CC&Rs early. They cover who can live in the home, guest stays, rentals and exterior changes.
  • Inspect with the home's age in mind. AC, water heaters, roofs and plumbing on early-2000s homes deserve a close look.
  • Know your lot. Golf course homes have views but also stray balls and course noise, so walk the backyard at different times.
  • Ask about the loan. Some homes have an FHA or VA loan that may be assumable. See my assumable mortgage guide.

Selling in Solera

Solera buyers compare carefully against nearby 55+ communities, so pricing and presentation matter. I price with recent Solera sales by model, condition and lot type, and I make sure buyers can see the clubhouse and golf course in the marketing. Updated kitchens, newer AC and a clean, low-care yard tend to stand out. See my guide on how to price your Arizona home to sell.
