Sun City AZ Homes with a Golf Cart Garage

Sun City, AZ homes with a golf cart garage give you a covered, lockable place to park and charge a cart, either as an extended bay off the car garage or a separate cart enclosure. Sun City is age-restricted, with rules in the CC&Rs, and the Sun City Home Owners Association (SCHOA) allows golf carts in garages, carports and driveways at any time.

  • Community: Original Sun City, AZ, in the West Valley of Maricopa County
  • Age rules: Age-restricted. The SCHOA deed restrictions require at least one occupant of each home to be 55 or older; the full rules are in the CC&Rs
  • Feature: Extended garage bay or separate cart storage. Size varies by plan and remodel, so measure on site
  • Cart parking at home: The CC&Rs say golf carts may be parked in garages, carports or driveways at any time
  • Registration: SCHOA says carts must be registered with the state and drivers need a valid driver's license
  • Course carts: Recreation Centers of Sun City (RCSC) sets its own course cart rules; ask RCSC for the current version
  • Listings button: A keyword search of Sun City listings that mention a golf cart, not a verified feature filter

About that green button: it runs a keyword search of Sun City listings whose remarks mention a golf cart. That is not a verified cart-garage filter. Some matches only mention a cart that conveys with the sale, and some listings that use a Sun City address may sit outside the age-restricted area. Confirm the bay, and the home's location within Sun City, on a showing.

What a cart garage means in Sun City

In Sun City, many owners use a cart for short trips around the neighborhood, so cart storage is a practical feature, not just a golf-day extra. Homes handle it in different ways: an extended or deeper bay off the car garage, a short side bay sized for a cart rather than a car, or a cart space added during a later remodel. Exact dimensions vary from home to home.

A listing that mentions a golf cart does not prove the bay fits your cart plus a charger, shelves and room to walk around it. Ask me for floor plans on any listing you like, then compare the drawn plan with what the seller actually built or changed. If you plan to modify a garage, driveway or yard, for example adding shade for a cart, SCHOA says to check with its Compliance Team first and make sure the change meets the CC&Rs.

SCHOA cart rules

SCHOA's golf cart page and its CC&R materials cover the points buyers ask about most:

  • Registration and license: SCHOA says carts must be registered with the state and drivers need a valid driver's license.
  • Parking at home: The CC&Rs limit vehicles parked on a lot outside a garage, or on public streets, to no more than 72 hours, and the association may tow violating vehicles at the owner's expense. Golf carts may be parked in garages, carports or driveways at any time without violating that rule.
  • Traffic rules: SCHOA says carts follow the same traffic rules as other vehicles, including stopping at signals and stop signs, yielding the right of way to other traffic and keeping to the far right.
  • Safety and theft: SCHOA passes along Maricopa County Sheriff's Office encouragement to use or install seat belts, and suggests changing the ignition lock or cylinder on models that use a universal key.

Read the current SCHOA pages yourself before you buy. Rules can change, and the CC&Rs are the controlling document.

Maricopa County roads in general terms

Sun City is an unincorporated community, so the streets in and around it are public roads in Maricopa County. In general terms, a cart on those roads is expected to follow posted traffic controls like any other vehicle. SCHOA reports that the Maricopa County Sheriff's Office advises staying on roads with speed limits of 35 mph or less, and it names Bell Road, Grand Avenue and 99th Avenue among roads considered unsafe for carts because of their higher speed limits.

If your routine depends on reaching a particular recreation center or shopping area by cart, look at the actual route before you choose a house.

Arizona statutes, in general terms

Arizona law defines a golf cart in A.R.S. 28-101 as a motor vehicle with at least three wheels on the ground, an unladen weight under 1,800 pounds, a design and operating speed of no more than 25 mph, and seating for no more than four people including the driver. The same section separately defines a neighborhood electric vehicle, which must meet federal low-speed vehicle standards.

A.R.S. 28-2153 generally requires vehicles operated on a highway to be registered, but subsection D lists exceptions. One of them is a golf cart used in the operation of a golf course, or one that is only incidentally operated or moved on a highway. That line does not define incidental use, and SCHOA tells residents to register. If you are unsure which rules apply to your cart, read the statute text on azleg.gov and check with Arizona MVD.

This is general information, not legal advice.

RCSC course cart rules

Recreation Centers of Sun City (RCSC) runs the community golf courses and sets the rules for carts on course property, including private carts. Those course rules are separate from SCHOA's parking rules and from state and county road rules. The RCSC website did not load when I checked it for this page, so ask RCSC golf staff or a course pro shop for the current administrative cart rules before you plan to drive your own cart on a course.

Why buyers want this feature

  • Keep the car garage free for vehicles and storage
  • Charge the cart indoors and out of the sun

A cart bay may not be enough if you need a full third-car garage for a truck or large SUV. Some plans use a short side bay sized for a cart only, so measure both spaces before you decide.

What to check before you buy

  1. Measure the bay with the garage door closed and open
  2. Confirm the door height clears your cart's roof and windshield
  3. Look at floor slope and drains, and whether rainwater runs into the bay
  4. Note water heaters, shelves or equipment that take up cart length
  5. Review the SCHOA CC&Rs and golf cart page for parking and street use
  6. Ask RCSC for current course cart rules if you plan to golf with your own cart
  7. Check the Arizona statutes and MVD for registration on your cart type
