Sun City West Homes with Golf Cart Garage

In Sun City West, a golf cart garage usually means an extended bay off the car garage or a separate cart door, and it varies plan by plan. Carts that leave the driveway follow two sets of rules: the Recreation Centers of Sun City West policy on its golf courses, and Arizona law on public streets.

What a cart garage means in Sun City West

Carts are part of daily life here, for golf, for errands and for trips to the recreation centers. That is why buyers ask me to filter for cart storage before I set up a single showing. In listing language, "golf cart garage" can mean several different things:

  • An extended or tandem bay, where the cart parks in front of or behind a car
  • A split garage with a narrow side bay and its own smaller door
  • A separate cart door on the side or front of the garage
  • Simply "room for a cart" in a two-car garage, which is not the same thing

Exact dimensions vary by original plan and by later remodels. A listing photo that shows a cart does not prove the bay fits your cart plus a charger, shelves and a step ladder. Ask Terry for the floor plan on any home you like, and I will compare the drawn plan with what is actually built.

A pattern I see: part-year residents who leave a cart in Arizona for the summer care most about a lockable, covered bay with an outlet. I measure with the garage door open and closed before I let a photo sell the feature.

Cart rules on the Sun City West golf courses

The Recreation Centers of Sun City West post Privately Owned Golf Cart Guidelines, effective March 1, 2026, for privately owned carts on the seven golf courses. In general terms, the guidelines say:

  • Tires must be at least 8 inches wide, with a non-aggressive, turf-friendly tread. Off-road, all-terrain or knobby tires are prohibited.
  • Carts may have no more than four passenger seats. Extended-length, utility and modified carts with more seats are not allowed.
  • Staff may inspect carts before use and at any time, and carts that do not meet the specifications are denied access until they comply.
  • Privileges can be restricted or revoked, including path-only restrictions or suspension.

The Association's new member packet also says children must be 18 with a valid driver's license to operate a golf cart on RCSCW golf courses. Golf cards and fees are posted separately on suncitywest.com; I do not quote them here. If a lifted cart with big tires comes with the house, read the course policy before you assume it can go on the fairway.

Cart rules on streets: Arizona law in general terms

Sun City West streets are public roads, so state law applies once a cart leaves your driveway. A.R.S. 28-101 defines a golf cart as a motor vehicle with at least three wheels on the ground, an unladen weight under 1,800 pounds, designed to be and operated at not more than 25 miles per hour, and designed to carry no more than four people including the driver. The same section separately defines a neighborhood electric vehicle as an emission-free electric vehicle with at least four wheels that meets the federal low-speed vehicle standard.

A.R.S. 28-966 limits neighborhood electric vehicles to 25 miles per hour and keeps them off highways posted above 35 miles per hour, except to cross at an intersection, with the restrictions displayed on the vehicle. A.R.S. 28-777 tells golf cart and neighborhood electric vehicle drivers to yield to vehicles turning right.

For street use, ABC15's Operation Safe Roads report described a street-legal cart as having working taillights, brakes, brake lights and a horn, with a title application, proof of insurance and a valid driver's license, and noted that most Sun City West speed limits are 35 miles per hour. Confirm current requirements with the Arizona MVD before you drive a cart on the street. My street-legal golf carts in Arizona post covers the basics in more depth.

What to check before you buy

  1. Measure the bay length and width with the garage door closed and open.
  2. Check the cart door height against your cart's roof and windshield.
  3. Look for an outlet near the bay and ask what is on that circuit.
  4. Note water heaters, softeners, shelves or HVAC equipment that take cart length.
  5. Look at floor slope and drainage so rain does not run into the bay.
  6. Read the CC&Rs and the course cart policy, and confirm your cart's street equipment with the MVD.

Comparing homes and communities

A cart garage home fits a buyer, by home features, who wants the car garage free for vehicles and storage and a covered place to charge a cart. A standard two-car garage can work if you will park the cart in a tandem spot or do without one. If you want the cart bay and a full-size third stall, say so early, because that narrows the list.

Some resales carry FHA or VA loans that a qualified buyer may be able to assume, subject to lender approval. I check for that on every listing we look at.

Does the listings button show only cart garage homes?

It shows Sun City West homes whose MLS listing mentions a golf cart garage or cart space, as of Nov 6, 2026. Some of those may be a tandem spot rather than a true cart bay, so we confirm at the showing.
