Sun City AZ Homes with Pool
Sun City AZ homes with a pool come two ways: a private pool in your own backyard, or a home that relies on the Recreation Centers of Sun City pools. Adding a private pool later means a Maricopa County permit and a barrier at least 60 inches tall, because Sun City is unincorporated county land.

Two kinds of pool life in Sun City
When buyers tell me they want a Sun City home with a pool, my first question is which kind they mean. Some want water steps from the back door. Others want a lap lane and a water exercise class at a recreation center. Those are two different searches.
Sun City is the original Del Webb retirement community northwest of Phoenix. It opened on January 1, 1960. It is an unincorporated community in Maricopa County, so there is no city hall: county rules cover building permits, including pools.
Sun City is age-restricted (55+). The CC&Rs require at least one resident age 55 or older in each household, and Maricopa County senior overlay zoning limits residents under 19 to no more than 90 days in a 12-month period. The Sun City Home Owners Association handles CC&R compliance. Read the CC&Rs for the full rules before you write an offer.
RCSC recreation center pools
The Recreation Centers of Sun City operates seven recreation centers. Here is what I could confirm about the pools from recent Sun City Independent coverage:
- Bell Recreation Center (16820 N. 99th Ave.): pool and fitness area; RCSC has posted extended summer hours for it in past years.
- Marinette Recreation Center (9860 W. Union Hills Drive): pool and spa; RCSC replaced the deck with rubber surfacing and upgraded the filters in a past renovation.
- Oakmont Recreation Center (10725 W. Oakmont Drive): lap lanes, a spa and an open area where the Water Volleyball Club plays.
- Sundial Recreation Center (14801 N. 103rd Ave.): pools and spas, with periodic closures for refinishing.
Ask RCSC for the current list of pools and which are heated or have lap lanes. Pool time is shared with clubs, so check the posted schedule at the pool you plan to use most.
Pool hours, guest rules and any youth swim times are set by RCSC and change by season. RCSC pool access goes with the recreation card tied to Sun City property, so confirm the card rules and current figures in the resale disclosure package. I do not quote fees here.
Buying a home with a private pool
Sun City is a resale market, so private pools vary in age, size and condition. Here is what I walk through on a private-pool tour:
- Equipment: pump, filter, heater if there is one, and controls. Ask for service records and recent repair invoices.
- Shell and deck: cracking, surface wear and deck movement. A pool-specific inspection is worth adding to your general home inspection.
- Barrier: fence, gates, latches, and any house doors or windows that open toward the pool. More on the county rule below.
- Location: compare the pool lot with a no-pool home closer to the RCSC pool you would actually use.
Before treating a private pool as a must-have, visit one or two RCSC pools during posted hours.

Maricopa County pool permits and barrier rules in general terms
Because Sun City is unincorporated, Maricopa County sets the residential pool and barrier rules, based on its local additions to the 2018 International Building Code. In general terms:
- A barrier is required for any pool, spa or other contained water more than 18 inches deep or more than 8 feet wide.
- The pool cannot sit in the required front yard and must be at least 3 feet from every property line.
- A pool barrier permit must be issued before you install the barrier, plaster the pool or fill it with water.
- The barrier must be at least 60 inches tall on the outside, with no openings a 1-3/4 inch sphere can pass through (wrought iron spacing up to 4 inches is allowed).
- Gates must be self-closing and self-latching and open away from the pool, with latches at 54 inches or higher unless mounted on the pool side.
- A house door that opens to the pool needs a separate barrier or an approved alarm.
- The owner must keep the barrier maintained.
The Sun City Home Owners Association enforces the CC&Rs, so check with the association on any rules for exterior changes before you sign a pool contract.
This is a general overview, not legal advice. Confirm the specifics for your lot with Maricopa County and the association.

Pool home or no-pool home, by home features
A private-pool home brings an enclosed backyard with water plus equipment, cleaning and inspections. A no-pool home means less yard work and a trip to an RCSC pool to swim.
Some resales carry FHA or VA loans that a qualified buyer may be able to assume, subject to lender approval. I check for that on every listing we look at. If you are comparing communities, see Sun City West homes with a pool, Sun City Grand homes with a private pool and the Arizona 55+ living hub.
Before you tour, ask me for floor plans so the model name matches the remodeled interior you are walking.
