Sun City West Homes with Pool
Sun City West homes with a private pool exist alongside the community pools run by the Recreation Centers of Sun City West, so a backyard pool is a choice, not a necessity. Before you buy one, check the equipment, the Maricopa County barrier rules and the CC&Rs that apply to that lot.

Private pools vs recreation center pools
The Recreation Centers of Sun City West operate four recreation centers (Beardsley, Kuentz, Palm Ridge and R.H. Johnson), and residents may use the facilities at any of them. Pools at Beardsley and Palm Ridge are indoor, the R.H. Johnson pool is outdoor, and resident clubs hold water exercise sessions at these pools. Ask the Rec Centers for current hours, guest policies and programs.
A private pool gives you water on your own schedule, a quiet evening swim and a place for visiting family under your own house rules. The tradeoff is ownership: equipment, water chemistry, barrier upkeep and care through the hot months. If you mostly want laps and classes, the shared pools may cover you, and a condo or a lower-upkeep home may fit better. See condos for sale in Sun City West.
Older pool equipment to check
Sun City West was built out over many years, so many homes and pools have real age on them. On a pool listing I want the home inspector, and a pool specialist when needed, to look at:
- Pump, filter and valve condition
- Heater or heat pump age and fuel type, if the pool is heated
- Visible plumbing leaks and cracks in the deck
- Bonding and electrical safety items
- Surface wear and signs of past resurfacing
- Timer, automation and the chlorine or salt system on that property
Ask the seller for maintenance records. A clean photo does not prove a healthy system.
Maricopa County pool barrier rules
Because Sun City West is unincorporated, residential pool rules come from Maricopa County Planning and Development rather than a city. Key points from the county's residential pool and barrier page:
- A barrier permit must be issued before the barrier is installed, the pool is plastered or the pool is filled.
- The top of the barrier must be at least 60 inches above grade on the outside, with gates that are self-closing, self-latching and open away from the pool.
- Doors from the house or garage that open to the pool area need a separate barrier, unless the building official approves an alarm alternative that meets county standards.
- Windows facing the pool need a screen and an opening limit or a latch at the required height.
- Pools are not allowed in the required front yard and must sit at least 3 feet from property lines.
Owners must keep the barrier in place and in good repair. On a resale, I ask about permits for the pool, the barrier and any patio cover tied into the deck, and I suggest buyers confirm details with the county.
CC&Rs and private pools
Sun City West has more than 100 different sets of CC&Rs, and the Sun City West CC&R Department administers them. The CC&Rs cover topics such as walls and fences, building and remodeling, and gazebos and pergolas. Pool rules can vary by lot, so request the CC&Rs for the specific property and ask the CC&R Department before you plan a new pool, a wall change or a pergola. Some homes also sit in a separate HOA with its own rules, so ask the association.
What buyers ask Terry
Seasonal owners ask who will care for the pool while they are away during summer. Year-round residents ask about upkeep and what tends to need attention in peak heat. Buyers watching a renovation budget ask whether a tired pool is a reason to walk away or a repair to negotiate. That depends on the inspection findings and on how similar homes with and without pools have sold. For seasonal planning, see closing up an Arizona home for summer.

Questions buyers ask
Do I need a private pool if I live in Sun City West?
No. Residents can use the recreation center pools. A private pool makes sense if you will use it often enough to justify the care.
What should be inspected on an older pool?
The pump, filter, heater, plumbing, electrical bonding, surface and the barrier. A pool specialist can review aging equipment in more detail than a general inspection.
Does a private pool need a barrier in Sun City West?
Yes. Maricopa County sets barrier requirements and requires a barrier permit before the pool is plastered or filled.
Can I add a pool after I buy?
Check the county rules and the CC&Rs for that lot first. Placement limits and lot size matter, so confirm before you buy a home based on adding one.
