Sun City Grand Golf Course Homes for Sale

Sun City Grand golf course homes sit along four championship courses in Surprise: Desert Springs, Cimarron, Granite Falls North and Granite Falls South. Fairway, green and tee-side lots live differently, so the right home depends on views, privacy and play patterns. I am Terry Day, REALTOR with DeLex Realty.

The four Sun City Grand golf courses

The Grand credits its four courses to Billy Casper and Greg Nash. Each one sits in a different part of the community, so the course behind a home shapes its view and its daily rhythm.

  • Desert Springs: an 18-hole layout of about 7,006 yards that opened in 1997. The association highlights its views of the White Tank and Bradshaw Mountains.
  • Cimarron: a Greg Nash design of about 6,809 yards that opened in January 2003. Palm groves and water on most holes give it a resort feel.
  • Granite Falls North: part of the 36-hole Granite Falls Golf Club, about 6,720 yards. The association calls it the most challenging of the four, with rolling fairways and large, sloping greens.
  • Granite Falls South: the other half of Granite Falls, about 6,839 yards, with a similar parkland style and multiple tee boxes.

All four courses take resident tee times and also offer public tee times, so expect outside golfers on the course, not only neighbors. For a wider look at golf in the Sun Cities, see Sun City area golf courses.

Fairway vs green vs tee lots

Fairway lots usually give the widest turf view and the most passing carts. Green-side lots can feel quieter between groups, but approach shots still land nearby. Tee-box lots see golfers gathering and talking right outside the back wall, often starting early in the morning. Walk any lot during a busy tee time, not just at noon on a quiet weekday.

Mountain views matter to many Grand buyers. Check whether the view is from the patio, the primary suite or only one corner of the yard, and whether trees or nearby homes could block it later.

What living on the course means

Living on a course is different from living near one. On-course lots bring:

  • Stray golf balls, especially on the side of the fairway where errant shots tend to go
  • Cart paths close to the back wall and early morning activity
  • Open turf views that some owners love and others find less private
  • Rules on walls, screens and plantings set by the association's governing documents

Golf privileges and recreation access are separate questions from lot location. Ask the association how golf and recreation access work today before you count on either.

What to check before buying

  • Where the lot line sits compared to the cart path and out-of-bounds stakes
  • Patio orientation to the afternoon sun and to the direction of play
  • Window, screen and stucco condition on the course side
  • The CC&Rs, Rules and Regulations and Residential Design Guidelines on walls, nets and landscaping
  • Recent sales of similar homes on the course and off the course

Questions buyers ask

How many golf courses does Sun City Grand have?
Four: Desert Springs, Cimarron, Granite Falls North and Granite Falls South. Granite Falls is a 36-hole club with the North and South courses.

Who designed the Sun City Grand courses?
The association credits the four courses to Billy Casper and Greg Nash, and describes Cimarron as a Greg Nash design.

Do golf course homes cost more?
Often, but the gap depends on the view, the hole, the home's condition and current inventory. Recent sales on and off the course tell the real story.

Will golf balls hit my house?
Any on-course lot can get balls. Tour during play and ask neighbors what they see on that hole.
