Sun City Grand Homes with Casita
Sun City Grand homes with a casita have a small detached guest room in the front courtyard, joined to the house by a six-foot wall. Developer-installed casitas exist in both the 9100 and 9200 series. Association guidelines cap a casita at 300 square feet, allow a bath and sitting area, and bar a kitchen or laundry.

Plain talk about that button: it shows Sun City Grand listings whose description mentions a casita or guest quarters. It is a word search of listing remarks, not a verified feature filter. Some results will be an interior guest bedroom, and a few may mention a casita in passing. Confirm each one with the photos, the floor plan and the disclosures.
Casita, guest suite or guest house: what the words mean at The Grand
Buyers use these three terms as if they mean the same thing. At Sun City Grand they do not.
- Casita. A detached single room in the front courtyard. The Residential Design Guidelines limit it to 300 square feet, allow a separate bathroom and sitting area, and require the front to match the house in style and paint. A structure with no direct interior access to the house is treated as a casita or detached structure under the guidelines.
- Guest suite. A bedroom with its own bathroom inside the main house. Listing agents use this term loosely, so read the floor plan before you assume a separate entrance.
- Detached guest house. In most of the Valley this means a small dwelling with its own kitchen. A Grand casita cannot have a kitchen or laundry, so a full guest house with a kitchen is not what you will find here.
The CC&Rs call a detached guest structure an Ancillary Unit, with an "in-law" or "guest" suite as the example, and say it is part of the home, not a separate dwelling unit. That one definition drives most of the rules below.
When a buyer tells me they need a casita, I ask what the visits look like. Sometimes a guest bedroom with its own bath on the far side of the house does the job. Sometimes the separate door across the courtyard is the whole point.
Which plan series had a casita
The Design Guidelines refer to developer-installed casitas in both the 9100 series (about 19 feet wide by 15 feet deep) and the 9200 series (about 19 feet wide by 14 feet deep). The association posts floor plans for 50 models across the two series, from about 1,100 to about 3,400 square feet.
I could not confirm from the association's own documents which models were offered with a casita, and many casitas were added by owners later. Plans vary, so ask Terry for the floor plan on any home you like. I will match the model name to the original plan and tell you whether the casita looks original or added.
Guest stay rules in the CC&Rs and Rules
Sun City Grand is age-restricted (55+). CC&Rs Section 2.3 says the community is intended to provide housing primarily for people 55 or older and allows people 45 to 54 to occupy homes under set limits. Here is what the governing documents on livegrandaz.com say about visitors:
- Under-19 guests. No one under 19 may stay overnight in any home for more than 90 days in any 365-day period.
- The casita counts as the home. Because the CC&Rs treat a casita as part of the home, plan on nights in the casita counting the same as nights in the house. Confirm with the association if your visit pattern is close to the limit.
- Occupant status. The CC&Rs define occupancy as staying overnight in a home at least 90 days in a 365-day period, which brings in the Qualified Occupant rules.
- Amenity guests. A guest is a non-resident accompanied by a resident with a valid Activity Card. Guests under 16 must be with the cardholder or an adult guest.
- Longer stays. Someone living in the home more than 30 days who wants to use the facilities is no longer a guest and must buy an Activity Card.

Can you rent out a Grand casita?
No, not by itself. Rules and Regulations Section IV.F.1 says casitas cannot be rented separate and apart from the main unit. The whole home can be leased, with a 30-day minimum, and at least one renter occupant must be 45 or older. Renters may not have children under 19 living in the home.
This is a general summary, not legal advice. Read the current CC&Rs and Rules before you rely on any of it.
What to check before you buy
- Entrance and access. Is the casita entered from the courtyard only? Walk it in the evening the way a guest would.
- Bathroom. A bath is allowed but not guaranteed. Check for a shower, not just a half bath.
- Original or added. Ask the seller for the association's architectural approval and any City of Surprise permits. The guidelines require written approval before adding or changing a casita, and city permits where the city requires them.
- Rule fit. No kitchen, laundry or interior 220 volt outlet is allowed. If a listing shows a kitchenette, ask how it was approved.
- Courtyard extras. A cover between casita and house must be level, slatted aluminum, and is not allowed where the wall faces a street. A gas fireplace is allowed only along the inside of the connecting wall.
- Heat. Ask how the casita is cooled and whether it has its own unit.

Questions people ask
Do all Sun City Grand homes have a casita?
No. Some homes in both the 9100 and 9200 series have a developer-installed casita, some owners added one later, and many homes have none. Ask Terry for the floor plan on any home you are considering.
How big is a Sun City Grand casita?
The Design Guidelines cap a casita at 300 square feet measured by its exterior. Developer-installed casitas run about 19 by 15 feet in the 9100 series and 19 by 14 feet in the 9200 series.
Can a casita have a kitchen?
No. The guidelines say no kitchen or laundry facilities and no interior 220 volt outlet. A casita is limited to one room, with a bathroom and sitting area allowed.
How long can grandchildren stay?
CC&Rs Section 2.3 says no one under 19 may stay overnight more than 90 days in any 365-day period. The casita is part of the home, so plan on those nights counting too.
Can I rent the casita separately?
No. The Rules and Regulations say casitas cannot be rented separate and apart from the main unit. The whole home can be leased for 30 days or longer.
Can I add a casita to a Sun City Grand home?
Possibly. It must sit in the front yard within the setbacks, meet the size and wall rules, and get written association approval plus any City of Surprise permits.
